The annex is accessed via the back hall and is excellent accommodation with a kitchen, living room, 2 bedrooms and a bathroom.

Throughout the house there are an abundance of Georgian features such as recessed sash windows with shutters, fireplaces, decorative corniced high ceilings, the beautifully crafted staircase and the large mahogany doors in the main reception rooms.

The house sits on an elevated site surrounded by mature trees and has magnificent views over the river. In all the property sits on approx. 4.3 acres which surround the house. The parkland setting includes well-established shrubs and numerous mature trees, Beech, Oak, Ash and the remnants of an old orchard. The formal lawns/gardens immediately surrounding the house are quite idyllic and seamlessly link into the wider grounds and paddocks. There is a range of expansive stone outbuildings in the paddock, once an old malting building and coach house and now offering serious potential for conversation. They could be utilized for many purposes, residential use, studio or gallery.

A major element of the property is its close proximity to the Enniscorthy. While on the one hand, it offers absolute seclusion and is well hidden from public view, it is only 2 km's to the town cen-tre and a very easy drive to Dublin City along the N11.
