Further Information

Description

Savills is delighted to present Phepotstown House, a charming Period Country House which is situated in a wonderful rural idyll, surrounded by superb mature grounds, a spectacular walled garden, all with a fabulous outlook over its own lands and the lush Meath countryside.

This fine family home encompassing the attributes one seeks when acquiring a country farmhouse residence. From the absolutely charming façade to the well laid out accommodation which features many period details such as ornate fireplaces, corniced ceiling to the hand-made kitchen, the wonderful garden, the stand alone home office building, the stables and the original cut stone courtyard.

The house is approached through a walled entrance and by a long tree lined avenue, flanked on both sides with stud rails. This avenue meanders through the lush parkland for which Meath is particularly known. There is also a rear avenue giving separate easy access to the home office building and yards.

The accommodation is set out in an attractive configuration comprising the original house which has been totally restored (1995) and the extension which is now well matured having been added in 2000. On the ground floor there are excellent reception rooms including the hall, drawing room, dining room, study, spacious kitchen and the family room.

Upstairs there are 6 bedrooms. The main bedroom is large and includes a unique bathroom en suite with a large Jacuzzi bath. There are fitted showers in each of the bedrooms and there is a further family bathroom and an additional separate W.C. All of the bedrooms are spacious with wonderful views over the lands, gardens and courtyard.

The Gardens
The gardens are a truly wonderful feature of Phepotstown House and the current owners have put much time, effort and expenditure to bring the 18th century walled gardens back to life. A modern garden pavilion is perched within the walled garden adding to the opportunity to enjoy the ambiance and nature of the garden.

The garden pavilion sits beside the sheltered built in BBQ terrace and it is clear these gardens have been set out to be enjoyed. Throughout the garden there is wonderful planting whether it is mature specimen trees, shrubbery, flower beds, extensive herbaceous borders, the kitchen garden or the fruit laden orchard. The garden also has a polly tunnel.

The House Courtyard

The attractive house courtyard is a mix of single and two storey cut stone buildings. The former coach house has been converted into a state of the art gym (approx. 61.5 sq. ms.) with a special rubber floor, ESB sockets and heating. This building could be put to alternative use if one wishes and subject to necessary planning permission. Beside the gym there is a freezer room, WC and a storage loft with stairs access. The second building houses the laundry room, feed area, tack room (with security cabinet) and also gives access to the stable yard.

The Stable Yard and Sand Arena

This is a large enclosed yard with access from a number of different points including directly from the back avenue. The yard has 11 stables, all large with automatic drinkers together with a feed area, tack room, wash area, storage and a hay barn. To the rear of the stable yard and with access through an archway is the floodlit sand arena (approx. 45 m x 25m) and this is surrounded by a grass and two solid turn out areas.

Office Building

The stand-alone home office building (fully restored in 2005) is on the back avenue and comprises approx.60 sq m / 645 sqft laid out in three separate rooms. This building could have alternative uses with the necessary planning permission.

The Lands

The lands are set out in three separate grass paddocks all with stud rails, electric fencing and piped water. The lands are well protected by bands of mature trees and also have a cattle crush. There is plenty of access from both the front and back avenues.
