Savills is delighted to present Ballygibbon, a fine detached countryside property nestled away in the Kildare countryside on the Meath and Offaly borders. It is set on approx. 4.85 ha / 12 ac of wonderful gardens and mature woodlands.
The house was built in 2000 by the current owner and is superbly positioned with commanding views of the land. This superb house was obviously built after great thought was put into both the appearance of the house (all tiles and bathroom fixture and fittings were imported from Italy) and the layout of the accommodation.
The entrance hall to Ballygibbon is a good bright open space with four Velux windows above which transfers great light down into this room. Both the drawing room and living room are located to the rear of the property and both lead through double doors out onto a superb decking area, which in summer time is a fantastic use of space for entertaining and dining al fresco. There is a guest bedroom with en suite to the front of the house just off the hall.
There is a bright spacious kitchen and breakfast room which is the heart of the house and gives access to the decking area through double doors. Just adjacent to the kitchen is the utility room with WC and a half stable door leading out to the side of the property. The dining room is at the front of the house and has a mezzanine level above it, this gives superb opportunity for great light to enter the space in this room.
The sleeping accommodation is mainly on the first floor with three separate bedrooms, one being the master bedroom with adjoining walk in wardrobe and en suite. There is also a room which is currently being used as a study / office which could be used as further bedroom.
The setting of the property is wonderful, entered through electric gates, and with a tree lined avenue with post and rail fencing leading right up and around the house. There are three excellent grazing paddocks and extensive landscaped gardens with an orchard (apple and plum) and also a secluded picnic area. For the young at heart there are also two tree houses hidden away (one with electricity) amongst the trees to the rear of the property.
