Further Information

A unique and very rare opportunity to acquire a fabulous estate in the Niccone Valley. The estate is listed as a whole, however, the vendors have indicated they would be willing to sell the estate buildings, swimming pool complex and 12ha of fenced private grounds and gardens separately.

The estate is set in a commanding, elevated and tranquil position with stunning views over the Niccone Valley and further afield to the Apennines. Access is via a gravel road and gated entrance. The principle building of approximately 267 sqm comprises of two receptions, four bedrooms, all en suite (one on the ground floor), shaker style kitchen and dining room, study, terrace, mural staircase and original terracotta floors. This building has been lovingly maintained and flows as a family home with many areas in which to escape but with the feeling of family unity within its walls. Several doors lead outside to terraces and the views in all directions are breathtaking.

Near to the principle building is an independent guesthouse. The building has lovely large double doors and an open plan living area on the ground floor. Stairs lead to two bedrooms and two bathrooms, one en suite. This is an ideal accommodation for older children or guests as although close to the principle house the guesthouse is totally autonomous.

Within the grounds secret pathways lead in all directions. Along these one can find ideal private areas to relax, meditate or just escape in a great book. Several of these meander directly to the most beautiful and probably the biggest outdoor pool in the valley. Changing rooms, toilets and storage areas are all accessible nearby.

The estate extends to 124.87 ha of mixed agriculture, including 3,000 olive trees producing approximately 8,000L of virgin olive oil.

Area Guide

The ‘Niccone Valley' or the ‘Valle del Niccone' is where Tuscany meets Umbria. The northern valley is mainly in Tuscany, topped by five ancient castles or fortified villages; all standing opposite their Umbrian counterparts that lie on the hills of the southern valley and all built over a 1,000 year period of Papal and Renaissance history. Today, the 11 miles of the Niccone valley, which includes the Val di Pierle, is dotted with restored private farmhouses, luxury villas and apartments, all popular with discerning visitors. The villages of Lisciano Niccone – Umbria – and Mercatale di Cortona – Tuscany sit at the western most extreme of this wide valley. A drive east along the valley road gives access to Preggio, once the medieval seat of power for the region and eventually to the village of Niccone, standing in the mouth of the Niccone Valley. A short few miles away to the west is the site of the Battle of Trasimeno – where Hannibal routed the Roman legions in 217BC. The area bore witness to one of bloodiest battles in history and even today, the stain of this incredible event can be felt amongst the hills and valleys.
