Watch the video tour of the property now to appreciate this elegant property.
Situated in the Nestore Valley, which forms part of the Upper Tiber Valley in Umbria, this lovely estate has the unique advantage of being private but only 1.6 kms away from a small Italian village with many amenities.
Villa Baldo comprises a main house and guest cottage both set in approximately five hectares of mature woodland with gardens and a vineyard. The private driveway threads through enchanting woodland and eventually sweeps around the main house which, along with the annex, has some lovely original features. Both properties have been well maintained and cared for by the present owners for seventeen years.
The main house is a Casa Padronale, a dwelling that would have been used by a local landowner rather than the more usual Casa Colonica, which would have be lived in by people who worked the land. The main house is estimated to have been constructed in the 16th century and is therefore listed as a building of historical Italian importance. The guest cottage has 1855 carved into one of the stone walls but is believed to be older.
There is an excellent well and the house is connect to mains water which is very rare for a country property.
The immediate area around the house has a number of old stone retaining walls, private seating areas and a large freestanding pizza oven, which, with the necessary planning permission, could be converted into extra living space. There are beautifully mature gardens with a veritable fruit salad of trees including apple, peach, plum, fig, crab apple and sloe. In addition, there are sweet chestnut trees, hundreds of blackberries, wild strawberries, wild mint and mushrooms as well as an organic vineyard producing an average of 400 litres of good, drinkable wine every year.
The main house comprises; the original entrance, a twenty square metre kitchen, a dining area with French doors, a study/music room, a pantry, a utility room, four bedrooms, three bathrooms, an additional shower room, a walk-in attic space and a fantastic reception with an open fire.
The guest cottage offers open plan bedroom/living on the first floor with three beautiful, and very unusual, Norman style arches. There is a kitchen, dining area and bathroom on the ground floor with French doors to a private terrace with west facing views. The pool, which has a black liner, works with a salt filtration system.
Villa Baldo is approximately 25 minutes from the Tuscan town of Castiglion Fiorentino where there is main line train station, so travel to both Florence and Rome is easy.
Villa Baldo has an established rental business for the guest cottage which has been voted by the Sunday Times as one of the top 20 places to stay in Umbria. In short, Villa Baldo offers the ultimate opportunity to live the dolce vita.
