Queens Terrace, St. Andrews, KY16 9ER
Large detached period house in private walled garden in centre of St Andrews
Brooksby has an extraordinary situation being situated in the centre of St Andrews and yet within its own large, private walled garden extending to approximately 0.65 acre.
The house is situated in a conservation area at the end of Queens Terrace with the St Andrews Episcopal Church on its corner. The property has a high wall along the rear, which gives it great privacy and security.
St Andrews is renowned world wide as the 'Home of Golf'. The Old Course is a regular host to the Open Championship which will next be held there in July 2015. There are now six other golf courses run by the St Andrews Links Trust, including the new Castle Course which opened in 2009. There are many other golf courses in the area including the Duke's Course, two courses at St Andrews Bay, and Kingsbarns.
St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1410. The town provides good state schooling at Madras College and private schooling at St Leonards, while Dundee High School is within easy reach. The town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews, to the south, is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.
Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles and Dundee Airport has regular services to London City, Birmingham and Belfast . There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Kinross at Junction 8 (25 miles).
Brooksby is a fine, detached Victorian property, which has an attractive front façade with stone steps up to a central doorway. There are bay windows to the reception rooms and first floor bedrooms on either side and also to the drawing room and master bedroom in the west wing.
Brooksby evolved from a 17th century cottage into a substantial Victorian house, which was subsequently extended in the late 1800's with the addition of a magnificent drawing room with master bedroom above on the west. A further extension was added to the east to extend Little Brooksby, a wing that is linked to the house on the first floor but can be used as an entirely separate dwelling.
Internally the accommodation is spacious and well laid out. The main house has three fine reception rooms, all with bay windows. There are five ensuite bedrooms on the first floor with the addition of a further bathroom on the mid landing. Little Brooksby provides a delightful living room, kitchen/dining room, utility room, cloakroom and on the upper floor a large landing currently used as a study, a double bedroom and bathroom. Little Brooksby currently has approved full planning permission and building warrant for a further two storey extension.
There is also full planning permission for the erection of a double garage/workshop in the garden grounds.
The property has many original features including fine fireplaces, decorative cornice work and high quality period timbers.
GARDENS AND GROUNDS
Brooksby is set in a magnificent, private, south-facing garden. The property is surrounded and sheltered by mature trees, which give it great amenity and privacy.
Immediately in front of the house is a gravel sweep with a beech hedge along the front. Stairs lead through two large fir trees down to an orchard below. There is considerable space, particularly in the southwest corner.
To the west of the house are a paved terrace and an area of lawn with a summerhouse built in the corner. There are flowerbeds around, ponds below and a path leading down to the orchard.
To the east of the house are a vegetable garden and a paved drying green. There is a greenhouse against the boundary wall. A tarmac drive leads from the impressive gateway with stone pillars and wrought iron gates, which open into the head of Queens Terrace.
