Priorwood is situated within walking distance of the town centre of Melrose, one of the most beautiful towns in the Borders, famed for its 12th century Cistercian abbey, which Priorwood overlooks.
Melrose offers a range of local shops, hotels, restaurants and recreational facilities. The town's rugby club plays host to the famous "Melrose Sevens" which attracts teams from around the world. Melrose has good primary school as well as a private co-educational preparatory school called St. Mary's. To the north, Earlston (5 miles) has a secondary school. Galashiels (4½ miles) is a larger town and also has a secondary school, as well as a good range of professional services and shops, including both Asda and Tesco 24 hours supermarkets. The Borders General Hospital is also located on the far side of Melrose, further along the A6091 ring road.
For the country sports enthusiasts there is excellent salmon and trout fishing on the River Tweed. There are also a number of local golf courses in the area including two in Melrose, a course in St Boswells (5 miles), The Roxburghe near Kelso, and Torwoodlee, to the west of Galashiels.
There is a mainline railway at Berwick-upon-Tweed with a good service to London. Both Edinburgh (38 miles) and Newcastle (70 miles) are accessible via the A68 road which connects the two cities.

Priorwood is an imposing property, which is thought to date from around 1815. In 1875 it was substantially reconstructed by Peddie and Kinnear. It was further altered in 1946. Priorwood's former walled garden and cottage are now in the care of the National Trust for Scotland. The house has all of the elegance associated with properties of this age, with many period features and high ceilings.

The property is constructed from attractive red sandstone and occupies an excellent central position in Melrose, overlooking the abbey. The extensive accommodation is arranged over four floors, and is currently owned by the Scottish Youth Hostels Association. The building would lend itself to a number of potential end uses, subject to the necessary planning consent and change of use.

Priorwood is approached through double front doors which lead into a magnificent reception hall. A large stone arch gives access to a broad staircase which approaches the upper ground floor. The hallway of the upper ground floor is lit by three large windows on the staircase. There is a hatch and door to the reception area and the staircase sweeps up to the first floor. To the west of the hall a door leads into the self-catering dining room, a magnificent room with a bay window and ornate cornicing. Sliding doors open up from here into the self-catering kitchen which benefits from an excellent range of floor and wall units and three gas hobs. To the east of the main hall a door leads through into a corridor which gives access to the manager's apartment and a sitting room, which has a bay window and a fireplace (boarded up) with a magnificent surround. The corridor also gives access to five bedrooms, a shower room and a fire escape.

The lower ground floor accommodation is approached by a flight of steps which lead down from the outer hall. There is a catering kitchen, fitted with a large gas range and deep fat fryers with a commercial extractor hood over. There are stainless steel worktops and a central island unit. The catering kitchen has a door into a servery and dining room. The dining room in turn leads into a utility room, laundry and rear hall, off which there is a fire escape staircase. There is a secondary rear hall with a second laundry room and a drying room, as well as a door leading out to the back of the property. On the west side of the lower ground floor there are three bedrooms, a television room, a pantry, a shower room and store cupboards.

The first floor accommodation is accessed from a landing, lit by the windows on the staircase.. On the west side of the landing there are four bedrooms and a shower room. On the south side of the first floor a small flight of steps lead down to a bedroom with a bathroom adjacent. To the east side of the landing there are a further five bedrooms, a shower room and separate WC. At the end of the east corridor a fire escape exit leads down to the lower ground floor.

The entrance to the self-contained manager's apartment is on the upper ground floor level. This has separate access to the rear of the property from a hall which also has a WC off. On the upper ground floor level there is a sitting room with ornate cornice and fireplace with a gas coal effect fire. There is also a kitchen with a range of wall and floor units and space and plumbing for a dishwasher and washing machine, and a small larder off. A staircase leads to a first floor bedroom, and two further bedrooms, a bathroom and a separate WC on the second floor. There is also a single large attic room accessed by a separate staircase from the first floor.

OUTSIDE

Priorwood is approached by a driveway which leads to a gravel parking and turning area on the north side of the property. From here, steps with a wrought iron balustrade lead down to the extensive lower lawn which is shielded by mature trees including birch, sycamore, larch and leylandii on the west boundary. To the south side of the house there is a large lawn, interspersed by shrubs and trees including laurel, buddleia, birch and lime.
