    About this property

    • Flat 9, Hepburn Hall is a purpose built flat which forms the upper floor of a detached building in the shared gardens of Hepburn Hall.

Hepburn Hall is a two storey mansion house built by the architects James Gillespie & Scott for David McGaw in 1913. It is Listed Category C and finely-detailed with many original features, its distinctive glazing pattern and tall chimney stacks being particularly notable. The building was bought by the University of St Andrews in 1947. It remained a hall of residence until 1998 and was converted to seven flats in around 2000.

The annexe was built in 2004. It is a two storey building of harled construction under a pitched, slate roof. Flat 8 is on the ground floor and Flat 9 is above. The accommodation of Flat 9 comprises:

Entrance hall with wooden floor. Stairs up to first floor landing with wooden floor, deep storage cupboard with fuse boards and boiler store with Baxi boiler and hot water cylinder.

Two en suite bedrooms both with built in wardrobes and en suite, part-tiled, shower rooms each with shower, WC, wash basin and heated towel rail.

Corridor to three further bedrooms, all with built in wardrobes. Part-tiled shower room with shower, WC, wash basin and heated towel rail.

L shaped living room with glazed inner doors and French doors with railings to the front. Wooden floor.

Kitchen with granite-topped floor cupboards with 1½ sink unit, Neff gas hob and extractor, wall oven and dishwasher: Panasonic microwave, Hotpoint fridge freezer, washing machine and free standing dryer.

      Gardens and Parking:

Hepburn Hall is set in a large shared garden enclosed by high stone walls on three sides. A new house has recently been built in the woodland immediately to the south. The gardens are mainly down to lawn with shrubs in the corner. A paved path leads around Hepburn Hall to flats 8 and 9.

To the north of the house is a tarmac courtyard with parking spaces either side. The parking space for Flat 9 is the end space, closest to Hepburn Hall, on the right hand side.

A well located property with great living space and an existing rental programme. I like the fact that there is a shared garden to enjoy in the summer months.
