The land at Brightwell is an attractive and compact parcel of mixed land comprising about 18.4 acres of arable farmland and about 23.46 acres of mixed woodland. The land is classified as Grade 4 on the Natural England Land Classification map, the soils being largely of the Wick series; well drained coarse sandy soils suited to cereal, sugar beet and vegetable production. The land does not benefit from an abstraction licence or irrigation infrastructure although water may be available by separate negotiation. Two large parcels of woodland lie to the west of the arable land, one entirely coniferous and the other a deciduous plantation with a variety of species. The woodland has not been commercially managed but has been incorporated in to a local shoot.
The land at Brightwell sits close to the Suffolk Coast just to the
south of Martlesham and to the west of the River Deben.
The A12 is within a mile giving convenient access to the charming local town of Woodbridge to the north (6 miles), the county town of Ipswich (7 miles) and the wider national road network.
