Further Information

Lodge Farm is defined by the meticulously designed Luytens-style house built over 2005 and 2006. The house sits in an elevated position facing south with beautiful far-reaching and unspoilt views over its own land and miles beyond. The house is constructed of white rendered elevations under a slate roof and is characterised by its sash windows. The room layout is designed to provide excellent entertaining space and lateral flow between the rooms, yet allows comfortable family life to focus at one end of the house with the large kitchen situated adjacent to the sitting room. Numerous French windows open onto the terraces and into garden with the magnificent views beyond. Whilst the house has been constructed to a traditional ideology, it is equipped with the most modern of equipment in order to provide a high level comfort and security. Examples of such services are under floor heating, a pressurized water supply, optional solar energy (no solar panels are located on
the main house), security systems and an integrated music system. The design ensured that the plant room were located in the lower ground floor to minimise any artificial background noise.

The property is approached by a private drive which arrives on a gravel hard standing to one side of the house. The arched front door is constructed of timber and opens into the hall from where the eye is immediately drawn through glass doors and the dining room to the far-reaching views beyond. The dining room is central with the kitchen and family room to one side and the drawing room and music room to the other side. French windows open onto the terrace and therefore the combination of these rooms makes a large entertainment space to suit summer as well as winter parties. Features include the exposed timber framed music room and family room and the combination of the highly specialised treated oak and stone floors. Additional rooms on the ground floor include a study, a boot room and 2 WCs. The bedrooms are split over two levels with the first floor comprising the master bedroom suite, 3 further ensuite bedrooms and a galleried landing, and the second floor comprising 2 ensuite bedrooms, an additional shower room and a second large landing, which makes a great sitting room. The majority of the bathrooms have under floor heating and attention is paid to the showers which are pressurised by equipment in the lower ground floor. The lower ground floor comprises a sauna and health room with a shower and WC, a wine cellar, the utility/laundry room, store rooms and the two plant rooms.

The gardens are formally laid out on a number of levels with flagstone terraces and attractive borders surrounding the house. A pergola and a brick built-in barbeque are found to the side of the house, which is one of the areas for dining out in the summer. There is an outdoor heated swimming pool with a large pool house beside it. The pool house is divided into a large party room with a kitchenette, shower/WC, the Farm Office and a self contained 1 bedroom flat with a kitchenette and bathroom. To the rear of the pool house is a plant room in which there is the equipment used to connect the energy generated from solar panels on the pool house's roof to heat the swimming pool. The swimming pool is therefore either heated by solar energy or by conventional boiler depending on conditions and is equipped with an electric cover. There is a timber constructed double garage with a store room beside and space above. This has recently been granted full planning consent for conversion to a self contained accommodation. Please consult North Dorset District Council application number 2/2012/1579/PLNG for more information. Stables for 6 horses, a yard, feed store, tack room, heated water to wash horses down and an arena make a comprehensive equestrian set-up. In addition there is a modern agricultural barn which houses a water pressurisation system for the stables' water supply.

Lodge Farm incorporates 94 acres of land, part of which is put out to grazing under an annually renewed grazing licence. The land provides extremely good privacy and protection. At one end of the farm there are further agricultural buildings which would favour improvement for either sustained agricultural use or commercial use, subject to the usual consents.
