  • Millfield House has been in the sellers' family since 1956. In the late 1990s major improvements were undertaken including installation of double glazed windows, re-wiring and re-plumbing, along with insulation. Some 15 years ago the kitchen was refurbished, while the existing cottage was converted around 10 years ago. At that time 12Kw of solar panels, providing electricity, and 8Kw of thermal panels, for hot water for the central heating, were installed, providing a useful income and reducing running costs. A new boiler was installed in 2023.   • Millfield House is situated just inland from Arbroath, which is an appealing and very convenient part of Angus, with its historic abbey and marina. The A92 dual carriageway provides easy access to Dundee, while the A90 dual carriageway links to Aberdeen. Angus boasts sandy beaches, scenic countryside and glorious heather glens. Recreational activities include fishing on the River South Esk. There are a number of well-known links golf courses in the area, including Carnoustie, Arbroath and Montrose, while St Andrews is easily reached. There are leisure centres at Arbroath and Montrose. Lunan Bay is a popular local beach with a lovely coastal walk along red sandstone cliffs via Auchmithie to Arbroath, which is famous for its “smokies”. Inland lie the Angus glens.

  • Millfield House is an attractive 19th century house located close to Arbroath, thus enjoying the best of both town and country living. In the late 1930s and lived in by the owner of Nicols Jute Mill in Arbroath and during recent renovations in the house, some of the renewed pitch pine doors and windows were made from beams from the original mill. The house is harled with two single storey wings; a particular feature is its Virginia creeper. It looks out over its own gardens and towards the Western Cemetery on the edge of the town. A circular drive through the garden leads to the front of the house, while a second drive to the side, leads to a courtyard at the back, along with the cottage and outbuildings. A planning consent (23/00127/FULL) was granted in April 2023 for conversion of the office and garage to create further ancillary accommodation to be linked to the house by a covered car port. The existing cottage already provides considerable scope for additional or holiday accommodation.
  • Directions: From the north take the A90 to Brechin, and then take the A933 signposted for Arbroath, Continue past, and then opposite the turning for St Vigeans, turn right on to a private tarred road. Millfield House is the third turning on the right. If coming from Arbroath take the A933 and then take the first turning on the left after leaving the town and continue as above.
