Description

Cottage in the grounds of Menehay House, available as a whole or in two separate lots.

Location

Menehay House occupies an immensely private setting between the fringes of Falmouth and the village of Budock Water, between the Fal Estuary and the Helford River in South Cornwall.
The Helford River, Carrick Roads and Falmouth Bay are considered to be among the very best sailing waters in the country today and benefit from truly world class yachting facilities which include deep water moorings, yacht marinas, Pendennis Shipyard, the Royal Cornwall Yacht Club, and National Maritime Museum. Falmouth Harbour is the third largest natural harbour in the world and large areas of the farmland and coastline in the locality, including Rosemullion Head, are in the ownership of the National Trust, while the beautiful Helford River was immortalised by Daphne Du Maurier in her novel Frenchman's Creek, taken from a creek off the Helford of the same name.
For the sports enthusiast there are two golf courses within a five mile drive. In addition to sea fishing and trout fishing other water sports including wind surfing and water skiing, and are available at the nearby Helford Passage.
The new Cornwall University with its landmark Tremough Campus is three miles away on the edge of Penryn whilst the Cathedral City of Truro provides the main business links for Cornwall and offers an excellent range of shopping, commercial and private/state schooling together with a mainline railway link to London Paddington. Newquay Airport offers daily flights to London with recent and ongoing improvements to the main A30 carriageway providing good links to the M5 motorway at Exeter.

Further Information

A three bedroom cottage accessed over a separate drive with its own parking and garaging. This could lend itself to use by family, guests, staff or even holiday letting if desired.
Although well maintained during the family's ownership, areas of the accommodation of both the house and cottage are somewhat dated, and so it is likely that the eventual purchaser will need to budget for some upgrading, for example in the kitchen and bathrooms.
