The property is a Grade II Listed farmhouse which has been carefully restored by the current owners over recent years.
The front door opens in to a lovely sitting room with fireplace, with a door into the light kitchen dining room with range cooker. A brick floored corridor to the rear of the house leads to the sitting room, with bay window incorporating rare rising shutters and beyond to the utility room. A further door leads to a small conservatory and another door opens on to stairs down to the cellar which is full height and provides excellent storage. The first floor provides four good bedrooms, together with a shower room and family bathroom.
One of the previous owners, Mary Powell, wrote a detailed book about her life at Cole Henley Farm and refers to a double height storage area at the side of the house as "the bit long", this fascinating part of the house could hold further potential subject to the necessary consents.
To the front of the property is a detached brick and flint stable building of two storeys and which is also listed.
To the rear of the house there is a delightful walled garden with fruit trees, a pond and a bothy providing further storage. To the left of the house there is a ramp up to a parking area for several vehicles directly outside the kitchen. A right of access on the right hand side of the house provides access to the land to the rear, currently divided in to three paddocks, two of which share a field shelter. There is also a narrow strip of woodland bordering the paddocks on the eastern edge. To the top of the hill there is a reservoir where water pumped from the borehole is kept and to the side of this there is an agricultural right of way leading in to the paddocks.

The surrounding countryside is renowned for its natural beauty and there are good walks and rides in the area and excellent sporting pursuits including fishing on the River Test. Newbury and Salisbury race courses are both accessible. There are a number of golf courses in the area and motor racing at Thruxton.
From the roundabout at the centre of Whitchurch take the junction signposted Newbury and Station. After approximately 1 mile turn right signposted Kingsclere. The property will be found on the right hand side after approximately 0.7 miles, with parking immediately after the house across a gravel drive.
From Newbury, take the A34 south. Approximately 5 miles after the Tothill junction, exit at the Lichfield and Whitchurch junction. Follow this road towards Whitchurch for approximately 1.5 miles and then bear left into a country lane, signposted Cole Henley. Follow this for approximately 0.5 miles and Cole Henley Farm will be in front of you at the T junction. Parking is to the left of the house across a gravel drive.
