The property is south facing and looks out onto attractive lawned gardens, with a large walled garden to the north. A gravelled parking area and courtyard are situated to the north of the house. Travelling westbound on the A30 towards Penzance the turning to St Erth is to be found at Rose-an-Grouse, through which the A30 travels as a single carriageway. The turning is signposted for St Erth and the railway station. Follow this road towards the village of St Erth until reaching a T junction with Tredrea Lane. Turn right away from St Erth village and after a short distance the entrance drive to Tredrea Manor is to be found on the left hand side. Please note that the driveway to Tredrea Manor is un-made and rutted in places and is not suitable for vehicles with low ground clearance.

Tredrea Manor is set within grounds of about 2.32 acres on the outskirts of the village of St Erth in West Cornwall. St Erth is a small rural village located approximately 3 miles from the harbour town of Hayle. A wide range of shopping and leisure facilities are available in Hayle, whilst the seaside town of Marazion on the south coast is just 5 miles from the property and is home to art galleries, a sailing club, pubs and bistros and is renowned for its sandy beaches and excellent conditions for water sports. St Ives, also about 5 miles away, boasts the Tate St Ives Gallery amongst many art galleries and restaurants, and is a popular surfing destination. There is a primary school in St Erth village, with nearby secondary schools situated at Hayle and St Ives and independent schools at Penzance and Truro. Despite Tredrea Manor's rural setting the main A30 road is easily accessible at Rose-an-Grouse, less than 1 mile away. Communications to Cornwall have improved greatly with the A30 now mostly dual carriageway from the M5 at Exeter to Penzance. The nearest mainline railway station is St Erth Station, approximately half a mile from Tredrea Manor. Land's End airport offers facilities for private aircraft, whilst public airports within the region are at Newquay, Plymouth and Exeter.
