About this property

  • Gartlochbank is a characterful traditional red sandstone property built over just one storey but commanding quite a presence with its symmetrical façade and prominent bay windows. The central part of the house is believed to date from about 1750 with the bay window extensions being added in 1820. Gartlochbank has been in the current family's ownership for more than 100 years and whilst it is now ready for modernisation much of its traditional character has been beautifully preserved in its working window shutters, cornicing and fireplaces. The reception rooms are on the west side of the house where the entrance hall is open to the library giving a welcoming and spacious feel. The library has a window seat, a fitted display cabinet (included in the sale) and a fireplace. This room links to the drawing room where a huge marble fireplace forms a focal point while light streams through the triple bay window which has a curved window seat. A conservatory is attached to the west side of the drawing room. The dining room connects the drawing room with the kitchen and the layout works well for entertaining.

On the east side of the house there are three double bedrooms. The main bedroom has a large bay window providing a lovely view over the garden. It also has an en suite bathroom. The second bedroom has an en suite shower room and there is one further bedroom, a bathroom and the study. At the rear of the house is a two-storey section of the house which can work independently but is connected internally to the main house. In this section of the house there is a living room, galley kitchen/utility area and bathroom on the ground floor and two bedrooms (one en suite) on the first floor.

    Outbuildings
To the rear of the house is an attractive L-shaped traditional stone outbuilding currently used as a workshop, hen house and also as a feed store for animals that are grazing the paddocks behind. Subject to obtaining the relevant planning consents, there is scope to develop the outbuildings for a range of uses. There is also an open front garage with space for two cars and storage.

    Garden
Gartlochbank is set in a garden of about 3.7 acres. The driveway leads up to the front door and circles around the back of the house where there is more parking and access to the outbuildings. Mature trees at the bottom of the garden screen Gartlochbank from the town. An expanse of terraced lawn is laid out at the front of the house. There is also a walled garden (now overgrown) and an enclosed productive kitchen garden with raised beds.

    Fields
On the north side of the house and accessible through a field gate beside the outbuildings there are about 5.4 acres of rough grass fields overlooking the River Isla. These would be ideal for buyers with horses or hobby livestock.

On the south side of Gartlochbank on the other side of Bogside Road, there is a field of about 1.7 acres and a lockable outbuilding which is served with electricity and drainage. Parts of this field have a medium-high risk of surface flooding.

    Note on development potential
Subject to conducting various risk assessments, reports and obtaining planning permission, there may be some potential for residential development on land belonging to Gartlochbank.

    Note on the sale plan
Please note that the boundaries indicated on the plan within the sale particulars is indicative only.
