    The Royal York and Faulkner is a Grade II Listed Regency Hotel in an excellent position on Sidmouth’s Esplanade, benefiting from high footfall along the seafront and access to the beach just 20 meters from the Hotel’s entrance. The Property has been under the same ownership for three generations.
    The Hotel comprises 72 sympathetically decorated bedrooms, with far reaching sea-views and a number of balcony rooms. The restaurant features oak paneling and excellent sea views. The Hotel has three lounges where guests can relax in comfort. In addition, the Hotel has a stunning spa with mosaic tiled hydrotherapy pool. There is also a steam cabin and traditional sauna, as well as two treatment rooms.
    Situated on the lower ground floor with its own external access is a contemporary café-bar bistro which has a strong non-resident trade.

    ACCOMMODATION

    The Hotel comprises 72 individually designed, en suite bedrooms, 23 of which benefit from far reaching sea views over Lyme Bay and 7 of which benefit from balconies facing the Esplanade and Sidmouth Beach.
    The Hotel also features two suites, comprising lounge, kitchenette, bathroom and double bedroom. Each suite has a balcony overlooking Sidmouth Beach and Lyme Bay. These suites are situated at Wyndham Court, approximately 20 metres from the Hotel. The suites benefit from full residential use.
    Currently, there is an owner’s flat set across two floors within the Hotel, comprising two bedrooms and balcony.
    There is potential to convert this area to create five additional en suite guest bedrooms, subject to obtaining the necessary planning consents. This would increase the total bedroom count to 77 bedrooms and would be accretive from an EBITDA perspective given the strong conversion to bottom line of rooms business.

    HOTEL RESTAURANT

    The Hotel Restaurant benefits from spectacular views, and provides 120 covers in an attractive oak paneled setting.
    The Faulkner Lounge Bar allows guests to enjoy sea views in an elegant but casual setting with 80 covers.

    The Hotel provides three guest lounges, each beautifully decorated and themed to offer guests a variety of areas to relax in.
    The York Lounge enjoys sea views and is a popular venue for Afternoon Tea, providing seating for 36.
    The Reading Room features toile panels and is a relaxed seating area for up to 21 guests.
    The more contemporary Writing Room has seating for 14.

    UPSIDE POTENTIAL

    There is substantial upside potential within the existing property, subject to obtaining the necessary consents:
    - Conversion of owners’ flat to create circa 5 bedrooms which would be premium sea facing rooms with balconies, accretive to both topline and EBITDA.
