About this property

  • 1 Home Farm is an impressive conversion of the former stables to Park House – a grand Victorian Grade II listed recently restored property nearby. Understood to date from the mid 19th century it forms part of an attractive courtyard of five individual houses which were created from the conversion of various former farm buildings around 16 years ago.

Of predominantly brick and clunch elevations beneath a tiled roof, with a weather-boarded slate roofed section, it is Listed Grade II as being of Historical and Architectural interest. It is a delightful, versatile home with many appealing features – vaulted ceilings, a double height brick wall and chimney breast, exposed timbers, wide floorboards, and a well-fitted kitchen.

The vendors have re-fitted the principal bathroom in recent years with twin vanity wash basins, a bath and separate shower. Double height windows flank the main entrance to the property leading to the imposing light and spacious underfloor heated vaulted reception/drawing room with turning stairs to the galleried landing/study. There are some lovely mellow exposed ceiling timbers, a stunning exposed brick wall and chimney breast incorporating a woodburner. To the right is a sitting room with French doors to the terrace and beyond, a garden (or dining) room with another two sets of French doors facing south and west and opening to the gardens.

To the left of the drawing room is the kitchen/dining room – the hub of the house with the kitchen end fitted with a good range of painted cupboards and drawers, granite worktops, an island with Neff hob, extractor hood and a lower level work top beside, tiled flooring and a range of appliances including an oven, dishwasher and fridge/freezer. Beside is the utility room with a door to the front and parking area, plumbing for a washing machine and space for a tumble dryer.

On the first floor are two bedroom suites and a wide galleried landing used as a study area. The luxurious principal suite comprises bedroom, dressing room and the re-fitted bathroom. At the other end of the landing is a suite of bedroom, bathroom and a walk-in wardrobe – there are super views over the walled garden from here. Beyond the kitchen is a rear hall – with lots of space for coats - and further accommodation which is suitable for a variety of uses. There are two ground floor rooms here which are used as bedrooms at the moment but could provide additional reception spaces/occasional bedrooms if preferred. The larger of these two rooms at the far end has a staircase to a first floor bedroom or study. In addition there is a bathroom with separate shower in this wing of the house, and also a small cloakroom.

The property enjoys a Right of Way over a private driveway and has an extensive gravelled area with parking for a number of vehicles and a double garage with loft storage. A gate leads to the charming private walled garden with terracing, brick retaining walls, shaped lawn, and well stocked beds. There are a number of fruit trees, a second sitting area and a timber shed.

The quality of the finish through this fantastic barn conversion is clear to see, but when I entered the vaulted reception I was just blown away.
