About this property

  • The Old Manse is believed to originate from the mid-18th century with its southerly façade having been added in the mid-19th century. The house is B Listed and is characterised by its attractive red sandstone walls and large tripartite astragal windows. Having recently undergone a comprehensive programme of refurbishment, the interior is beautifully finished and in move-straight-in condition. While the house commands quite a presence, its character is very much that of a welcoming family home which is comfortable and practical in equal measure. It is also ideal for entertaining. Original features such as the huge solid panelled doors, decorative cornice work, the elegant stair and window shutters are complemented by contemporary additions such as the kitchen, bathrooms, Jim Lawrence lighting, Farrow & Ball paint colours and beautiful flooring. A vestibule and entrance hall leads to the central hall which is one of the loveliest rooms in the house. The oak chevron floor highlights the elegant timber stair rail and panelled doors and flows through the drawing room, sitting room and library/home office. These rooms are all situated on the south side of the house. They have high ceilings, fireplaces and big windows overlooking the garden and filling the rooms with light. Where there were once a multitude of small rooms, there is now a substantial open plan dining kitchen with hand made painted units, flagstone flooring, marble worktops, a central island and a gas range cooker. There is also a warming wood burning stove. A utility room, boot room and shower room provide additional practical rooms that are all equally beautifully fitted out and decorated.

On the first floor a bright galleried landing provides access to the bedrooms. There are three double bedrooms at the front of the house as well as a study/bedroom 5 and a bathroom. The guest suite at the rear has a dressing room and shower room.

The Old Manse is approached by a private tree-lined driveway which leads to a gravel parking area beside the house. The garden is characterised by statuesque beech trees that edge the north-eastern boundary of the garden, while borders filled with colourful shrubs edge sections of the front lawn. There is a impressive display of azaleas, a blossoming cherry tree and a kitchen garden filled with herbs. Wisteria, clematis and roses climb the walls of the house and a gravel path surrounds it. A pretty stone wall forms the western boundary. There is a polytunnel, raised beds and a newly planted orchard at the top of the garden and from a paved seating area there is a lovely view over Marlee Loch. A log store and washing green are also practically situated behind the house.

A paddock of about 1.3 acres to the front of the house has a stock proof fence and a field shelter.

The outbuildings at The Old Manse are attached to the house and form an attractive courtyard to the rear. They consist of a garage, garden stores/workshops and a boiler room.

Local information

  • The Old Manse is situated in a particularly scenic part of Perthshire where the Lunan lochs string out between Blairgowrie and Dunkeld. To the south and east is some of Perthshire's most fertile farmland while to the north and west are more rugged heather-clad hills. The house is surrounded by beautiful countryside but is not isolated, being only 1.5 miles west of Blairgowrie with its supermarkets, shops and restaurants as well as health and professional services. Within 9 miles are the glorious bluebell woods of Ballathie as well as the village of Meikleour which is home to the tallest beech hedge in the world and the popular Meikleour Inn. Dunkeld is 9 miles to the west, and with its position on the River Tay, its historic cathedral, ancient woods and superb selection of independent shops and cafés it is a lovely town to have close by. Perth and Dundee both have a more comprehensive range of shops and services.
  • There are primary schools at Dunkeld, Glendelvine and Blairgowrie with secondary schooling available at Blairgowrie High School. In terms of private education, Craigclowan, Glenalmond, Strathallan, Kilgraston and Dundee High School are all within 32 miles of The Old Manse with buses collecting children locally. There are leisure facilities at Blairgowrie community campus as well as in the Dunkeld House hotel.

Salmon fishing is readily available on the River Tay and there is brown trout fishing in local hill lochs such as at Loch Benachally which lies at the head of the nearby Lornty burn. Stalking and shooting may be taken on several of the estates in the area. The Old Manse is just 27 miles from Glenshee ski centre. There are challenging cycling routes and wonderful woodland walks in and around Dunkeld and Blairgowrie as well as some notable Munros to the north. Blairgowrie Golf Club has an 18 hole Championship Course together with additional 18 hole and 9 hole courses. Further 18 hole courses are located at Dunkeld, Alyth and Strathmore. The immediate area abounds with wildlife with deer and red squirrels regularly seen from the house.
