Three attractive mixed broadleaf and coniferous woods
Three blocks of mature woodland that benefit from far reaching views out across Derbyshire. This is a rare opportunity to purchase three beautiful blocks of mature woodland on the edge of the Peak District. The woods have a great degree of biodiversity and fauna throughout them. The woodlands have been actively managed by the vendors with woodland management plans in place.
There are opportunities for exploring new income streams including but not limited to the sale of carbon that is sequestered by the trees, biodiversity net gain as part of the planning process and leisure activities.
NORTHWOOD CARR
The wood is accessed via a right of access from the public highway Cote Hilloc with pedestrian access from Lumb Lane, the wood extends to approximately 34.74 acres (14.06 hectares). The woodland is a mixture of broadleaf trees and some conifers in and amongst these, the broadleaf trees include oak, beech and maples.
The wood has recently been thinned as part of a planned active management programme, with timber extracted via tracks. There is a great variety of fauna and wildlife throughout the woodland. A number of public footpaths run through the site.
COPY WOOD
The wood is accessed via right of access running from the A6 up to the wood, access can also be taken directly from Chesterfield Road on the northern boundary. Copy wood extends to approximately 33.16 acres (13.42 hectares) and rises from the east up towards the western boundary.
The woodland is a mixture of mature broadleaf trees with a greater number of coniferous tress than the other woods. The broadleaf trees include oak, beech and silver birch. The woodland has been recently thinned as part of this, investment has been undertaken in the tracks running through the land.
ROWSLEY WOOD
There is an access track included within the ownership that runs from Chatsworth Road, there is also access directly onto Chesterfield Road from where a track runs through the wood. This track is shared by third parties who have a right to use the track to access their residential properties to the north.
Rowsley wood extends to approximately 39.38 acres (15.94 hectares) and rises to the western boundary, there is a mixture of broadleaf and coniferous trees in the wood. The wood has recently been thinned which will improve the habitat and increase the biodiversity across the site. On the northern boundary Severn Trent own part of the wood. The vendors have full rights of access across this parcel of land and these rights will be transferred to purchasers.
