The land is all classified as Grade 2 on the Agricultural Land Classification Map, with it lying flat and divided by ditches and dykes. The fields are of a commercial size suited to modern farming methods.
Grays Farm is subject to a Farm Business Tenancy with the current rent passing set at £38,481 per annum. The tenancy shall expire on the 30th September 2027. The land is accessed directly from Peterborough Road, with an access track running through the centre of the land.
There is a farm track that divides Lot 1 and Lot 3 on the southern boundary of Lot 1. This access track is not owned by the vendors but is used to access a number of fields to the south of Grays Farm. The right of access is formally documented to permit access along the farm track. The access track crosses a dyke via a bridge, for which the buyer shall be responsible for 25% of the associated maintenance and repairing costs.
Farm Buildings
At the entrance to Grays Farm there are range of traditional farm buildings. These are currently occupied and we understand used for domestic storage by the adjoining residential properties. The farm buildings located to the rear of the traditional buildings are occupied for commercial purposes. The occupation of both of these buildings is undocumented with no written tenancy agreements in place.
