Exceptional, fully refurbished and well located country house, with stunning accommodation, lovely grounds, and attached cottage, again beautifully presented.
Castleton House is a stunning country house, recently extensively renovated and now beautifully presented. Dating from 1902, it has older historical associations as it is built on the site of a 12th century fortification, surrounded on three sides by a defensive ditch, and on the other by a burn. Ancient artefacts have been found. The house, in private ownership until 1989, then became a prestigious country house hotel. In 2018 following extensive refurbishment the house was used as an exclusive use holiday property. Lying just off the A94, connecting Perth with the A90 at Forfar, screened by its own wooded grounds, it is ideally placed for such a use, but also well suited as a glorious private home. Since 2021 it has been just that, with further extensive improvements being made throughout including to the cottage to the rear, such as new double glazed windows, refurbishment of kitchens and bathrooms. The Feathers, part way up the drive, was acquired at this time. The works were done sympathetically to preserve and enhance the property, so that it is now presented to the highest of standards. Original features remain, including ornate cornices and picture rails in the reception rooms, original fireplaces and panelled doors. There are elegant reception rooms, and all the bedrooms have en suite facilities. Karndean flooring has been fitted to much of the ground floor including the hall, dining room, office, kitchen, breakfast room and laundry.
Castleton House sits within wooded grounds, which have lovely walks and provide privacy. A tarred, rhododendron-lined drive leads to a gravelled sweep at the front. A porch has a tiled floor, while a most impressive hall has a fine staircase. An elegant dining room has a fireplace with wood burning stove, and links to the garden and kitchen. Opposite is an imposing bay fronted drawing room, with a fireplace with wood burning stove, and parquet flooring. A sitting room has a wall mounted Samsung TV and parquet flooring. A fabulous billiards room has a plasterwork ceiling, doors to the garden, panelling to dado level, fireplace with a wood burning stove, and a wall mounted Samsung TV. Adjacent is an office, while a cloakroom has a washbasin and WC.
Off a back hall, with back stairs, is a boiler room with two Worcester oil fired boilers. The fabulous kitchen is sleek and contemporary with marble worktops, twin sinks, island unit, and door to garden. Fitted NEFF appliances include a slide and glide oven, combination microwave/oven, warming drawer, dishwasher, downdraft hob and wine fridge, and a wall mounted Samsung TV. A breakfast room has an under counter fridge and NEFF fridge, while a utility room has fitted units, marble worktops, twin sinks, NEFF dishwasher, LG fridge/freezer, and Everhot stove with extractor. A laundry room has two Miele washing machines, dryer, back door, and a WC with washbasin.
The galleried landing is lit by a large cupola. Bedroom 1 has a bay window, wall mounted TV, walk in wardrobe and a partially tiled en suite with bath, shower, washbasin and WC. Both bedrooms 2 and 3 have fitted wardrobes, and tiled en suites with shower, washbasin and WC. Bedroom 4 has a partially tiled en suite with bath, washbasin and WC. The main bedroom has a turreted en suite with bath, shower, two washbasins and WC. Bedroom 6 has fitted wardrobes and a partially tiled en suite with bath with shower, washbasin and WC.
At the back of the house is a Sigenergy electric car charging point and battery pack for both the house and cottage. A boiler room has a Worcester boiler (for the cottage), Belfast sink, Samsung washing machine and a Logik dryer. The self contained cottage has been beautifully refurbished. An open plan dining kitchen has wooden worktops, sink, and Lamona appliances include a fridge/freezer, microwave, dryer, washing machine, dishwasher, oven, hob with extractor, and a wall mounted Samsung TV. The living room has Karndean flooring and links to outside decking, while bedroom 2 has a dressing room with fitted units and an en suite with bath, shower, washbasin and WC.
Beyond is the garage with a loft and an attic room, and a store. Within the lovely gardens are two pods: one used as an office with a wood burning stove, and the other as a gym. On the side of the house a paved terrace is a lovely outdoor entertaining area linked to the dining room and kitchen, with power and light. There is a dog kennel and run, garden shed and BBQ hut. Over the Commerton burn is a field, divided into three paddocks, with a polytunnel field shelter. An old road bridge has a date stone of 1784.
