Stunning apartment within a handsome mansion house set within some 35 acres.
Much history is attached to Arthurstone House. The name is reputed to have come from a stone dedicated by the legendary Arthur to his wife Guinevere. The earliest parts of the present house date from around 1789 when it was rebuilt by Captain James Ramsay upon older remains. In 1838, the then owner, Patrick Murray of Simprim, commissioned William Burn to add the Victorian wings facing southeast and northwest, although much of this work was subsequently dismantled by his son-in-law, Admiral Brunswick Popham. By 1869 the house had come into the hands of Peter Carmichael, head of the renowned jute spinners and manufacturers, Baxter Brothers of Dundee. He added the library and billiard room and the house remained in the Carmichael family until 1990. Subsequently the house was used as a preparatory school until this closed in 2003. The house was then completely refurbished and converted in 2005 with traditional features being preserved wherever possible.
Arthurstone House is a substantial country house of exceptional quality, set in private grounds of about 35 acres, and is deservedly listed as a building of significant architectural and historical importance. The Drumellie is one of fifteen beautiful, individual homes that have been created within the property. The Drumellie is a sizeable ground floor apartment that benefits from its own private and original entrance from the main courtyard, as well as being accessible via the main front hall from the garden. The Drumellie also incorporates what was the original drawing room or ballroom, making it one of the finest properties at Arthurstone. It also includes a separate former water tower which has been cleverly converted to create ancillary or guest accommodation. In summary, The Drumellie is a lovely home or a fabulous holiday apartment.
Since 2020 the property has been refurbished by an award-winning interior designer, Antonia Burnett of Saving Graces Interiors. The windows, other than the bedrooms, have recently had bespoke InvisiTherm secondary glazing fitted which aids heat retention, provides soundproofing and reduces UV light. In the drawing room the original sprung oak floor has been revealed, stripped back and polished to restore it to its former glory. The stunning mantelpiece and mirror have been painted in contrasting colours to the walls. The walls and ceiling have been repainted and curtains have been hung to frame the full height windows. The lighting has also been restored and with its beautiful plasterwork this is now an outstanding room. It looks out to the front, where there is a paved patio, and has a door to the shared original bay fronted hall from the garden.
The fine dining hall has been decorated with carefully chosen Farrow and Ball paints. It has double opening entrance doors from the courtyard and is an impressive entrance room with a wide carved oak archway linking to an inner seating area lit by a cupola and with an original oak fireplace. As such it is a marvellous reception and dining area, and includes a cosy area by the hearth. Discreetly to one side is the kitchen which has been finished to a very high standard with granite worktops, a gas AGA and AEG five ring hob with extractor, together with a Neff oven and microwave, Miele dishwasher, LG fridge/freezer with water and ice dispenser and Carron sink. There is a tiled floor and a cupboard housing a wall mounted Worcester boiler. To the other side is a WC with washbasin, while beyond is a snug with fitted units, which links through to the drawing room. Also off the dining hall are two en suite bedrooms which have been redesigned and decorated. Bedroom 1 has fitted wardrobes and a partially tiled en suite with a bath with shower, a washbasin and WC. Bedroom 2 has a refurbished tiled en suite with shower, washbasin and WC.
The Drumellie also has spectacular and quirky guest accommodation in the form of the detached Tower, situated off the courtyard, which has a carved 16th century dormer head. Double glazed, arranged over three floors with a wooden spiral staircase, it consists of a kitchenette with sink, dryer and wall mounted Worcester boiler, and a partially tiled shower room with washbasin and WC. At first floor level is a bedroom with washbasin and separate WC, with a triple aspect living room above, with excellent views.
There are two dedicated car parking spaces, one in the courtyard, and one behind the Tower, with additional shared visitor parking. Within a garage block is a secure garage (7m x 3m approx.) with power and light.
GROUNDS
The well maintained shared grounds extend to some 35 acres and include some fine mature specimen trees, extensive grass lawns and parks, with views to the Sidlaw Hills. Discreetly situated are two tennis courts and there is great scope for strolling and dog walking.
