About this property

  • An extremely characterful Grade ll listed house in the heart of Flushing with an interesting history. One of its most notable residents was Admiral Sir Edward Pellow (later 1st Viscount Exmouth) who was Commander of the East Indies Fleet, fought in the American War of Independence and was a contemporary of Nelson.

Built in circa 1730 the house retains a wealth of period detail to include moulded skirting boards, dado rails, picture rails, sash windows with shutters, exposed slate and stone flooring and original fireplaces, with many still working.
The property is laid out over three floors and offers very versatile accommodation and panoramic views over the water. The present owners have arranged the house to enjoy four/five bedrooms with plentiful home office space with a possible bedroom wing.

The front door opens in to a lobby area with original half panelled walls and a flagstone floor which continues, through a glazed door, in to the hall. To the right is the Drawing room which features large sash windows to the front with fitted shutters and a deep window seat enjoying views of the Penryn River and Greenbank Hotel. There is a large feature working fireplace with slate hearth. At the rear of the room is a recessed area under a wide arch. From the hall, turn left into the Dining Room which has wide oak plank flooring, large window to the front with recessed shutters, working fireplace, slate hearth with on either side recessed arched shelving with cupboards below. A wide arch leads in to a serving area with utility space off containing a range of fitted base units with and inset sink and drainer and built in dishwasher. Steps ascend to the kitchen/breakfast room with a part glazed ceiling flooding the room with light and featuring a quartz surfaced central island with a built in Siemens induction hob and a cantilevered breakfast bar. There is a wall of white gloss fitted units with two integral Smeg electric ovens. From the kitchen area are a pair of doors opening on to the rear courtyard.
To the right of the courtyard doors is a seating area off which, through a glazed door is the hallway and cloakroom and to the left, entrance to the TV/Media room and stairs up to a bedroom & en suite, currently used as an artist studio. This has a vaulted ceiling with exposed beams and a en suite shower room.

    First Floor-
Stairs ascend from the hall to the first floor landing which has two windows overlooking the rear courtyard. There are three double bedrooms, a study and a bathroom on this floor. The rear bedroom overlooks the courtyard, has a fireplace and is currently used as a laundry & linen storage room. There is plumbing for a washing machine and space for a tumble drier. An archway on the landing leads through to two bedrooms and a study. All three have windows to the front and enjoy a fabulous view over rooftops to the Penryn river with the two double bedrooms having built in wardrobes, fireplaces and window seats. The bedroom to the right has an ensuite bathroom which has a bath, large separate quadrant shower, heated towel rail and window with seat overlooking the rear courtyard and 2 large built in cupboards. (To note there is a further door opening on to the landing at the top of the stairs)

Local information

  • The delightful waterside village of Flushing has been a highly desirable place to live since the 18th century when it was the home of Admirals and latterly Packet ship Commanders, when Falmouth was the hub of the international mail service. The village has an active community and retains its charm with many 17th and 18th century houses lining narrow winding streets, leading down to the water. It also enjoys a sunny south-westerly aspect and is reputed to have one of the mildest climates in Britain. Local facilities in the village include a general store, two public houses, a quayside restaurant and a recently completed new sailing club. Flushing also has its own highly regarded primary school, a weekly farmers market, church and chapel and there are regular passenger ferry services to Falmouth and thence to St. Mawes across the Carrick Roads. Sailing enthusiasts are well catered for with an active sailing club in the village and world class facilities at Mylor Yacht Harbour, Penryn and Falmouth where you will find pontoon berths, moorings, chandleries, yacht clubs, cafes and restaurants. The busy port of Falmouth is home to one of the world's largest natural harbours.
