A very special Grade II listed farmhouse in a quiet, rural hamlet on the cusp of the Cotswold Water Park

About this property

  • Old Manor Farm has a coveted setting in the delightful hamlet of Shorncote, surrounded by lovely countryside on the northern edge of the picturesque Cotswold Water Park – a series of lakes offering beautiful walks and many different leisure activities. The house is in the ideal setting for enjoying rural living while being a short distance from charming Cirencester. The property is Grade II-listed and dates back to about 1775, though has been extended and modernised over the years, and is now a truly exceptional and stunningly presented home. The size of the house lends itself well to both families and couples, being a perfectly manageable size and arranged over three floors; the layout is flexible, with a choice of different reception rooms and five double bedroom.

Inside the honeyed Cotswold stone walls, the tasteful and elegant interiors echo the surrounding countryside, with an earthy colour palette that complements the character features including exposed beams and a magnificent inglenook fireplace with a wood-burning stove. The décor perfectly bridges modern and traditional, which is best seen in the fabulous kitchen: here stylish ‘Hush' cabinetry, engineered wood floors and premium appliances including a range cooker sit next to the ubiquitous AGA and a Belfast sink.

Separate to the kitchen there is a sitting room, a snug, a reception hall and a dining room, all of which provide great scope for entertaining. There's also a walk-in pantry and a utility room, the latter with space for laundry machines and a WC. On the first floor there are three bedrooms, one of which is en suite, plus a family bathroom, with two further bedrooms and a bathroom on the top floor.

    Outside
Old Manor Farm is situated on a generous plot in the heart of the village, next door to the Grade II*-listed Shorncote Church, which dates back to the reign of Henry II. The house is set within grounds of about three acres, accessed via double gates opening to a large private gravel driveway. The house sits side on to the lane, with the tranquil walled gardens extending to the front, perfectly angled with a southerly aspect. The gardens are mature and skillfully landscaped with mature trees and shrubs, a large patio and a timber shed. On the opposite side of the lane there is a three-acre paddock, well suited to grazing, which offers further potential for landscaping. There is also a garage close to the house and a modern timber framed agricultural building in the paddock which offers potential for change of use (subject to planning). There is plenty of private parking space.
