The land at Cowden offers a unique opportunity to purchase about 135 aces of farmland in a highly sought after part of Scotland. This gently sloping and sheltered landscape comprises fertile and productive grass fields and hill ground which is ideally suited for summer grazing. There are two enclosures which lie to the north of Law Hill with a gated access from the Upper Hillfoot Road. The land lies at 90m above sea level close to the entrance and rises to 200m above sea level at the brow of Law Hill. The land is classified by the James Hutton Institute for Soil Research as Class 4.2 & 5.2 on the brow of Law Hill. From the top there are exceptional panoramic views of the surrounding countryside.
FORESTRY
Interspersed across much of the land are a number of mature hardwood trees which provide good shelter and cover for livestock. On the northern side of Law Hill there is a parcel of mature trees for which a felling licence has been applied for. In addition to the existing woodland there is potential, subject to gaining the relevant consents and permissions, for further afforestation (native or commercial) on the land. The A91 public road, which runs to the south of the land is an 'Agreed Timber Haulage Route'.
