About this property

  • Seaglass is a superb coastal home, which has been the subject of a recent renovation process with significant extension, to create a light, airy and vibrant contemporary home of around 2300 sq ft.

A tremendous amount of thought was applied to the design and layout of the transformation, imagining the house to be used by different demographics and needs. The result of this is a house that is as comfortably utilised as a holiday home as it is a family home, or indeed for just a couple. The defining feature is the stunning kitchen/dining/living area, an expansive space of 8.9m x 6.3m with wide bi-fold doors on the south elevation, opening to the gardens and exaggerating the feeling of space and light. Seamless lines of oak flooring, bespoke kitchen with large island unit and breakfast bar, and contemporary woodburner, all combine to make this an excellent focal point of the house, with the space to host large sofas and dining table with plenty of space to spare. Away from this open plan area is a more cosy living room, albeit still generous in size, with concealed LED mood lighting and woodburner. The ground floor hosts the principal bedroom, providing a future proofing angle to the house. The bedroom, with vaulted ceiling, has French doors to the terrace and sophisticated en suite bath/shower room and dressing room.

A double height entrance and staircase hall is an impressive welcome, with bespoke oak stairs with glass balustrade leading up to three double bedrooms on the first floor. Of particular note is the south facing bedroom, with vaulted ceiling and glazed gable with Juliet balcony. The bedrooms are served by both a family bath/shower room and a shower room.

The house is in excellent order throughout, with underfloor heating to the entire ground floor.

Gardens and Grounds?Seaglass has a wonderful south facing garden, with great privacy created by mature trees and shrubs. An extensive paved terrace runs the width of the house, on one seamless level from inside to outside, and with plenty of space for outside dining and entertaining, particularly with the bi-folds open from the kitchen area. Steps up from the terrace lead to the initial lawned area, bordered by herbaceous borders, shrubs and ornamental trees, concealing a low flint wall, with an opening through to a second lawned area, hidden from the house and providing a further area to enjoy with a secure outbuilding that could be utilised in many different ways.

To the front of the house is a gravelled off-street parking area for many cars, with hedged boundary.

A defining feature of my career has been the evolution of the kitchen/breakfast/family space, with this house having an amazing example of how far this living space has come.

Local information

  • Overstand is an attractive coastal village, formerly labelled the ‘village of millionaires' following the influx of wealth in the 19th century, when many holiday homes were built, resulting with collections of individual houses including Overstrand Hall, designed by Sir Edwin Lutyens. There is a village shop, public houses, hotel and the Cliff Top Café, with direct access to the sandy beaches below.
  • The village neighbours the well served coastal town of Cromer, with a wide range of shops, restaurants, cinema and pier theatre together with the beach, golf club, education and hospital. The town has a train station with regular services to Norwich, with connecting trains to London and Cambridge.
  • The house is perfectly situated to reach the whole of the North and North East Norfolk coast and beaches for sailing, painting and bird watching. There are lots of footpaths, bridle ways and quiet lanes for riding, cycling and walking.
