This impressive estate of 70 contiguous hectares is located in a calm setting, approximately 1 km from the sea front. The property is situated close to an attractive seaside village with all amenities. The estate is easily accessed with motorway exits 15 minutes away and just 45 km from Montpellier and its international airport.
Built from stone, the main house offers 285 m² of living space. The house opens out on to a large walled garden with swimming pool and pool house. The buildings overlook the vineyards to one side and sea front to the other.
Two small houses and several outbuildings are located behind the main house. These buildings would lend themselves well to the development of a wine tourism project on the estate (such as B&B, seminars etc).
A modern winery offers a total capacity of approximately 9,100hl in a range of stainless steel (6,360hl), fiberglass (1,975hl) and steel tanks (800hl). The winery building comprises a long central alley of thermo-regulated stainless steel tanks separated in the middle by two pneumatic presses. It is fully equipped with a tubular heat exchange system for harvest, temperature control, bottling line, wine pumps and sundry wine making equipment.
The winery buildings include a small laboratory and an air-conditioned barrel ageing cellar for the estate's top wines. A large warehouse provides ideal storage conditions for bottled wines before transport. There is a separate tasting room/wine shop for private clients and retail customers.
The vineyard extends to approximately 60 ha and is classed IGP, AOP Picpoulde Pinetand AOP Languedoc. The vines are regularly renewed and about 65% of the vineyard (or 39 ha of vines) were planted in the past 20 years.
The vineyard is planted almost entirely with noble grape varieties. The BRL irrigation network offers irrigation rights for the entire vineyard.
The estate currently sells around 50 000 bottles per year. The remainder is sold to local wholesalers. Annual turnover is in the range of 690 000 euros.
