About this property

  • 1 Sands Lane is a wonderful detached family home, a great example of 1970s architect design and coming to the market for the first time in its 50 year history, providing the incoming purchaser the opportunity to update and renovate to their own style.

This four bedroom house provides light filled and extensive accommodation, arranged on two separate levels, the living space predominantly on one level and the bedrooms on another, in all extending to 2418 square feet.

The reception rooms comprise of a double aspect open plan sitting room with large windows, a feature stone fireplace, and a pitched wooden ceiling with a glazed sliding door that leads through to the study area, again with dual aspect and pitched roof. The dining room is open to the entrance hall, with glazed sliding doors to the sitting room and kitchen as well as sliding doors opening to the paved terrace and garden.

The generous kitchen/breakfast room is fitted with a comprehensive range of wall and base units with a dual aspect overlooking the front driveway and rear garden. There is a useful utility room with access to the garden and stairs leading to a large storage area above the garaging. Accessed via the garage or from the garden is a garden room with large windows and sliding doors.

The house is approached through stone pillars on to an expansive paved driveway with deep borders of trees and leading to the triple garage and very generous workshop beyond, which has the potential to be created into an annexe if desired, subject to the necessary building consents.

The house is tucked away from the main road and set in just under an acre of gardens, mainly laid to lawn dotted with a wide variety of mature trees and shrubs, which provide year round interest and a high degree of privacy.

There is the possibility for the land to be further developed for multiple dwellings, subject to the necessary consents. Plans are available on request.

This is a rare opportunity to purchase a highly individual seventies building with huge potential, tucked away in a surprisingly large plot. I love the discreet positioning and the original architecture
