Glenbuckie is one of Comrie's more substantial Victorian villas and is a fine example of Scottish architecture of its time. Its façade is characterised by distinctive tall gables, bay windows and a welcoming front door beneath a carved stone arch and fanlight. A proliferation of large sash and case windows at the rear allow southerly light to stream through the house.

The reception hall provides access to the main reception rooms. The drawing room is a beautifully proportioned space, with a large marble fireplace, intricate cornicing and a bay window overlooking the gardens. The library is more intimate with walls of bookcases making it ideal as a cosy sitting room or study.

The heart of the house is in the recently renovated open-plan kitchen, which has both a dining and a sitting area. This room spans almost the entire southern elevation of Glenbuckie. At one end is an AGA with gas hob module, while at the other there is room for comfortable seating beside a fireplace. In the middle of the room there is space for a large dining table. The kitchen is a comfortable and sociable room ideal for family life and for entertaining.

Practical accommodation on the ground floor includes a wide entrance vestibule, a traditional-style WC and a utility room with a large antique Belfast sink and a door to the garden.

The carved timber stair case is lit by three partially stained glass windows. Half way up the staircase is a walk-in laundry cupboard. Four well proportioned bedrooms are located on the first landing. The main bedroom has a bay window overlooking the gardens and the River Lednock and has an ensuite bathroom. Bedroom two also has an ensuite bathroom and the remaining two bedrooms on this landing share a shower room.

On the second floor there are three attic bedrooms, one bathroom and two walk-in cupboards. As the ceiling is low on this floor, these rooms have traditionally been used as children's rooms.

Adjacent to the utility room on the ground floor, there is a secondary staircase which leads to the the former maid's room. This is a charming little room which could work well as as office, hobby room or additional bedroom.

Whilst Glenbuckie House has undergone adaptations over the years, its original character has been exceptionally well preserved. Elegant decorative cornicing, traditional sash windows, original flooring and working shutters are recurring features throughout the house.

Garden workshop/studio
A green painted timber outbuilding adjacent to the house has most recently been used as a workshop with separate studio space and may also work well as an office.

Garden
Glenbuckie House sits in a garden of just under an acre. Double gates open to a gravel driveway and parking in front of the house. Roses, hydrangeas and clematis climb its walls, while a colourful herbaceous border provides an attractive focal point opposite the front door. To the west of the house there is paved terrace for eating out in good weather.

The remainder of the grounds are mainly lawn edged by mature trees and shrubs. The garden is peaceful and private. A number of young specimen trees have been established within the orchard.

Agent's Note: As part of the Comrie Flood Defence Scheme, a sandstone wall has been constructed in the garden (in a design sympathetic to the house), creating the opportunity for further landscaping. Glenbuckie House has never experienced flooding, and these works form part of a wider initiative designed to provide long-term flood protection to the village.
