This building has been demolished under a prior planning consent, resulting in a cleared site.   • The site falls within the jurisdiction of Spelthorne Borough Council (SBC). A historic planning permission was granted on 22 September 2016 with an agreed extension on 1 April 2020 for the ‘Erection of 19 residential flats over 3 floors (9 no. 1 bed and 10 no. 2 bed) with associated access, parking and amenity space following the demolition of the existing building.’ (Ref: 16/00547/FUL). The planning permission expired on 31 March 2023 and was not implemented.
  • PRE-APP RESPOSNE
  • On behalf of our client, Savills submitted a pre-application request to SBC for a scheme providing 23 units, comprising 15 x 1 bed, 7 x 2 bed and 1 x 3 bed apartments. The proposed scheme is for a 3-storey building, accessed from Rookery Road. There will be an underpass underneath the building to the rear, where 30 car parking spaces and a communal garden are proposed.
  • The Planning Officer outlined that the proposed residential scheme submitted with the pre-application request would likely receive a favourable response, if submitted as a planning application, subject to consultation as part of the application process in the usual way. The response considers a number of technical and policy considerations at a high level, which the Officer considered in drawing their favourable conclusions.
