It wants Kingskerwell to set a high benchmark for the delivery of homes and community facilities, including meeting leading net zero carbon targets and enhancing nature and biodiversity across the site. The extent of the land and property is identified edged red and hatched blue on the site plan. The total site area is 30.9 acres (12.51 hectares). The land edged red is currently in agricultural use and forms part of a valley to the Aller Brook, which runs from east to west through the southern part of the site. It is bordered by agricultural land to the east, Daccombe Mill Lane to the south, existing housing, commercial property and woodland to the west, and Kingskerswell C of E Primary School to the north.The land and property hatched blue on the site plan is the existing Public Hall, which the seller has the right to purchase (see Tenure & Title section of brochure).
