    Arable - 78.35 acres
    A single arable field farmed under a Contract Farming Agreement with a neighbour. In recent years, the land has been farmed as part of a traditional cereal rotation.

    Conservation land around the arable field which previously formed the base of an environmental stewardship scheme with Natural England.

    Natural regeneration 10.80 acres
    Planted with saplings during the charity's ownership and allowed to regenerate naturally. There are rides cut through the woodland for grazing wildlife.

    Woodland 7.16 acres
    Established mixed deciduous woodland forming part of the wider Hanger Wood classified as a SSSI and an Ancient Woodland.

    Overage
    There will be a reservation in favour of the Vendor to share from any uplift in value resulting from any future development. The proposed uplift being 30% of the net increase in value on the grant of planning permission for a period of 25 years from the date of completion.

  • Directions: From Bedford take the westbound A428. After leaving Bedford, pass straight over two roundabouts. The land lies to the south of the road at the top of the hill before the roundabout junction with the A422. Access is through a heavy security gate straight onto the A428. The land is situated in gently undulating countryside to the south of the village of Bromham. It is bounded by the A428 to the north, mixed deciduous woodland to the west and farmland to the south and east.
