About this property

  • The Gate House sits as part of the charming coastal steading development at Caiplie, close to Anstruther. The L-shaped house is Category B Listed, and was converted from the original working farm buildings in the mid 1990s. The house has beautifully presented and well-maintained accommodation throughout, all set on ground level. It also benefits from a private terrace overlooking the stunning communal courtyard, a privately owned garage, as well as additional parking.

The sitting room has a working fireplace, and newly fitted, Accoya wood French doors leading out to the south-facing front private gravelled terrace. The dining kitchen has fitted units with wooden worktops and integrated appliances including an electric oven, grill/ second oven and induction hob. It is also plumbed for a washing machine and dishwasher, and a separate cupboard houses the Worcester mains gas fired boiler. There are newly fitted Accoya wood French doors which open onto the private courtyard terrace and a newly fitted Accoya wood back door leading to a private parking space. The three bedrooms all lead off the hall. The principal bedroom has an en suite shower room and generous storage thanks to a wardrobe and a walk in cupboard. A charming south-facing window offers views between the neighbouring houses down to the Firth of Forth. There are two further double bedrooms, both of which have a fitted wardrobe. The main bathroom sits between them and has a bath with overhead shower. The newly fitted Accoya wood front door leads from the private courtyard into the hall. Opposite the front door is a cloakroom.

A beautiful and tranquil terrace overlooks the communal courtyard. It is a fantastic spot for outdoor dining or an early morning coffee. Fully enclosed by a stone wall and laid to flagstone, it benefits from a wrought iron gate leading to the communal courtyard, and private gravelled terrace. Steps lead up, out of the courtyard to the garage and visitors parking area.

There are good parking options at Caiplie Court. The Gate House has a private garage with parking space in front, and a separate private parking space to the west of the house. The common areas for the development also include visitors parking.
