About this property

  • 2 West Wynd is a spectacular home, sitting in a special elevated setting that offers it an abundance of privacy, and outstanding panoramic views across the Firth of Forth with the Pentland Hills, North Berwick Law and the Bass Rock beyond. The house was once a modest cottage, and still gives that deceptive appearance as you approach it from the front. It has, however, been transformed by the current owners to create stunning, high quality living space throughout.

The kitchen / dining / family room offers the best views from the house, thanks to its large windows and bi-folding glazed doors that open up onto the timber-decked terrace – a spectacular spot for outdoor dining. The kitchen is of German design with Dekton worksurfaces atop a wide range of cabinets and counters incorporating a breakfast bar. Integrated Siemens appliances include an induction hob with additional Siemens gas burner, two steam ovens, dishwasher and Elica Pearl extractor. There is a Leibherr drinks fridge and Zip Tap providing filtered still and boiling water. The attractive floor tiles are Travertine marble, and there is a Hwam log burner at the heart of the room in the spacious dining area. The family area sits at the end of the room and is a wonderful place from which to sit and admire the views. There is an integrated Sony cinema system with large automatic projector screen and surround sound.

The sitting room sits adjacent and is also entered by the main entrance to the house. It is a peaceful, ambient room, ideal for the winter months, with an exposed stone wall with gas fireplace set in front of it. Beyond is a single bedroom which could also be used as a home office. Completing the ground floor is a shower room, and next to it is a laundry cupboard with washing machine and tumble dryer.

The staircase to the first floor bedrooms leads up from the sitting room. The principal bedroom has three windows framing the spectacular coastal views and providing an abundance of natural light. There is a bath with shower attachment, WC and wash hand basin at the far end. The other bedroom has a dormer window with views out to sea. A useful linen cupboard sits between the rooms on the landing.

The gardens at 2 West Wynd are stunning and offer excellent privacy. The principal garden is terraced into three sections with a brick path leading down to the sheltered lawned area where there is a raised flowerbed at the foot. The upper two levels are timber-decked terraces offering excellent areas for outdoor entertaining, barbecues or relaxing while taking in the views. Tucked around the side of the upper level is a useful garden shed and log store.

A flagstone path leads around to a second garden to the side of the house. This can also be approached by a door from the sitting room, and provides another enclosed lawn which has beautifully stocked flowerbeds and a path surrounding it. There is a second garden shed here.
