    hectares). The fields are of a good size and regular shape for modern farming practices.

    The land is classified as Grade 1 and 2 under the MAFF Provisional Agricultural Land Classification with the Grade 1 land being located to the western parcel of land closest to the A16. The soils are predominantly from the Downholland 1 soil series that are described as deep stoneless humose clayey soils, calcareous in places. Some are peat soils and deep humose calcareous silty soils, which are suitable for the growing of cereals, sugar beet, potatoes and field vegetables in the Fens.

    The land is bounded by dykes and hedgerows. On the eastern parcel of land there is a sugar beet pad adjoining the farm track and on the boundary of the land there is a second world war pillbox. At the date of marketing the land has not been cropped.
