About this property

  • Built in 2002 of traditional block construction with slate finish and pitched slate roof, Lanvale House became a family home with generous space and high-quality finish, inverted to make the most of its hillside location and woodland views. Viewed from its lower garden the house presents a pleasingly symmetrical aspect.

On entering the drive, it appears to be a large single storey dwelling combining attractive local stone with a modern reference to the style of a traditional barn. The wide front entrance opens into a square hall, bright with natural light and pale Amtico flooring (repeated throughout the house), off which are doors to the double garage, a walk-in coat / boot room and separate guest cloakroom. To the left is the inner hall leading to the kitchen, living room and principal bedroom suite. It gives the first impression of the generous, naturally lit space of this lovely house with its south and west facing orientation.

The kitchen / diner is fully fitted and tiled and has a French door onto the balcony, overlooking the garden and countryside views. There is room for a family sized dining table and additional space on the balcony for a smaller table.
A spacious utility / laundry room leads off the kitchen and has the back door to a large paved, barbecue terrace and a green house.

The generous space of the living room is enhanced by the high vaulted ceiling with wooden beams and the extended four panel window. To either side are glazed doors to the balconies – one to the kitchen, the other to the principal bedroom. This great room indulges the views of the garden and swimming pool terrace, the woods and fields beyond, with glimpses of the village. A gas fire within a feature hearth provides cosiness. The inner hall continues to a large linen cupboard and then to the principal bedroom suite.
This generously proportioned room has floor to ceiling fitted wardrobes and patio doors to the south facing balcony and to the east facing terrace, perfect for the morning sun, where a mature vine grows and a gate opens to the drive. The spacious en suite shower room is fully tiled and has a heated towel rail.

Stairs to the ground floor lead to two more double bedrooms and a very large room that is currently an office, but would easily be suitable as a games room or a beautiful bedroom. They all open onto the paved terrace that accesses the garden and the pool. Also on this floor is a storage cupboard and a large wine cellar, built into the bedrock for constant cool temperature. With the emphasis on a spacious interior, this is a thoroughly pleasant house, enhanced by good quality fittings and décor.

The double garage, accessed from the entrance hall, has shelved storage and plenty of room beyond the spaces for two vehicles. Beside the garage a secure gate opens to a rear terrace, the greenhouse, a rockery, bin store and oil tank. Above, the upper perimeter of the property has a right of way to two neighbouring properties. Please see plan and note from the vendor below.

The entrance to Lanvale House is a wide gravelled drive, with room for parking numerous vehicles. Just inside the site there is a small double storey barn or garden store, little used recently, but potentially very useful. Banked flower beds are built into one side of the drive with gated stone steps down to the garden opposite.

The garden, overlooked by nearly all the rooms of the house, is well maintained with mature shrubs and a paved path that leads to the gated pool terrace. The pool, heated by a solar array attached to the outer wall, is in good order. The plant room, incorporating the solar and filtration systems for the pool and the boiler for the house, is alongside the changing room with shower and wc, both built into the lower floor of the house, but accessed from the terrace outside. Also on this terrace is a recently installed hot tub. There are plenty of areas in this secluded and tranquil garden for relaxing and enjoying the sun all day long until it sets below the coast, beyond the barbecue terrace.

Just a few metres down the hill towards the bridge is the public footpath to the beach at Mawgan Porth, a pleasant walk of less than two miles with a café along the way.
