A privately situated period stone house, with guest cottage and about seven acres of formal gardens and grounds, surrounded by glorious countryside

About this property

  • Sawmill Cottage sits in a secluded rural position, away from near neighbours, encompassed by its own beautiful gardens and land extending to about seven acres. This inviting and deceptively spacious period cottage has undergone a sympathetic programme of renovation and extension to create an impressive family home enjoying far reaching views across the Howardian Hills.

With versatile accommodation extending to over 3,100 square feet, the property benefits from two useful downstairs bedrooms and an impressive bedroom suite on the first floor which would work perfectly for families, downsizers or indeed anyone looking for a rural countryside retreat.

The ground floor space has been designed with practical living and entertaining in mind, there are three generous reception rooms including a L shaped sitting room with dual aspect windows and a large bay window making the best of the beautiful garden views and an open fireplace. The magnificent 33 foot farmhouse style kitchen-dining room is fitted with hand crafted units, granite worktops, integrated appliances, an oil-fired Aga, Range cooker and island unit with a breakfast bar, alongside space for a sizeable kitchen table. French doors open to the southerly facing garden terrace and a separate set of double doors allow access to the conservatory providing a further reception area. Just off from the kitchen sits a practical boot room with fitted units doubling as a rear entrance hall leading on to a separate utility room.

Continuing through the ground floor there is a guest WC in the central hallway, the two ground floor bedrooms sit in the original part of the house with the potential to share a Jack and Jill bathroom, both are of similar proportions with striking beamed ceilings.

On the first floor, the principal bedroom suite enjoys fantastic views towards Castle Howard from a well placed Juliette balcony. There is a well appointed en suite bathroom, walk in wardrobe and gallery space.

Outside The house sits in some two acres of gardens and grounds alongside the paddock. A gravelled drive (laid November 2022) passes the one bedroomed cottage/annexe and terminates beside the steel-framed agricultural barn, providing ample options for parking. The barn has double up-and-over doors and is currently used for garaging and storage. The is a vehicle recharging point at the back of the annexe as well as a dog kennel and log store.

Landscaped gardens planted with a rich variety of shrubs and perennials surround the house which is clad with honeysuckle and wisteria on its southern elevation. Alongside the sweeping lawns are paved terraces, scattered trees and shrubs. There are well stocked herbaceous borders, a herb garden enclosed by box hedging, a scented rose garden, raised beds forming a vegetable patch, an orchard with a range of productive fruit trees and a small copse underplanted with bulbs.

The whole garden is surrounded by well-established mixed hedging that provides shelter, screening and privacy. The ring-fenced paddock extends to some five acres and is accessed by a five-bar gate. Hedge planting supplements the perimeter timber fencing with the aim of creating a good environment for bio-diversity. In addition, some 200 native trees have been planted by the current owners to re-wild part of the paddock. Running along the northern boundary of the property is Sawmill Beck.
