PRIME ARABLE LAND IN EAST LOTHIAN
Extending to about 189 acres in total, the land at East Mains sits in a contiguous block and is accessed directly off a minor public road. The land is split across six fields and includes 188 acres of arable ground.
The land lies between 95m and 145m above sea level and is mainly classified by the James Hutton Institute for Soil Research as Class 3(1). The soil is mainly derived from Rowanhill series and is capable of growing excellent yields of the full range of arable crops.
The present farming system is based on a rotation including: winter wheat, seed potatoes and spring protein peas. The owner is retaining 15 acres (marked green on the sale plan) which may be available to rent by separate negotiation.
The land is being offered for sale as a whole or in the following two lots:
- Lot 1: 71 acres of arable in one field
- Lot 2: 117 acres of arable across five fields
