Impressive detached period house in a sought after residential area

About this property

  • 10 Cupar Road, also known as " Lovaine Villa ", is a magnificent period detached house, dating from approximately 1869. It was originally constructed to accommodate the village doctor, and for many years the house doubled as both medical practice and doctor's residence. Reflecting its history are the house's two separate entrances.

The current owners have sensitively restored the house, maintaining the period features while upgrading the interior for a modern lifestyle. There are impressive façades, high ceilings, generously proportioned rooms with elaborate ceiling roses and decorative cornicing, along with wall panelling, a beautiful stairway, stained glass windows in the vestibules, fireplaces and exposed stone detailing.

The accommodation extends to 5312 ft2 and is arranged over three floors. The three main reception rooms are outstanding, with the drawing room and dining room and their bay windows being particularly impressive. The owners reconfigured the back of the house and created a lovely snug area which would be an ideal home office. There is a large fitted kitchen overlooking the garden. Appliances include a Falcon range cooker with gas hob, a slow oven, two ovens and a grill; integrated Bosch dishwasher, NEFF grill and oven and an integrated fridge freezer. A utility room and shower room complete the ground floor.

On the first floor there is the principal bedroom with an en suite Jack & Jill shower room which leads out to the landing. There are four further double bedrooms, a family bathroom and linen cupboard. Stairs lead up to the second floor where there are two further double bedrooms, cupboard and eaves storage.

    Garden and outbuildings
The house sits in approximately 0.33 acres. The garden is south facing and wraps around the house. The back door by the kitchen leads out to a terrace and there is off street parking for four cars. Extensive outbuildings include a laundry room, outdoor store / single garage and a coach house which could be used as a games room or for storage or alternatively could easily be converted into further accommodation (subject to the necessary consents and planning permission).

The period features are very impressive. It is the most perfect family home and a property which does not come on the market very often!
