The property offers an exciting opportunity to upgrade the accommodation to provide modern living space, subject to the necessary consents. The original property dates back to the mid-1800s, and was subdivided into two separate apartments in the early 2000s.

The spectacular drawing room has a large south facing bay window overlooking Elie beach, the harbour, and beyond across the Firth of Forth towards East Lothian. It has decorative cornicework, and a gas fireplace with marble mantel and surround, and tiled inset. The kitchen sits adjacent and is fitted with a range of appliances and units. A door leads through to the conservatory, from which there are views to the beach and a door leading out into the garden. The bedroom / study sits behind the conservatory, with windows between the two to provide ample natural light, these have vertical blinds to provide privacy. An en suite bathroom sits off the bedroom / study.

The principal bedroom sits on the first floor, and is approached by a staircase from the entrance hall. It has views over the beach, as well as over South Street to the rear. It has an en suite bathroom, also with beach views, and a separate dressing room. A further bedroom sits on the ground floor off the rear corridor and has a wash hand basin. From the entrance hall, stairs lead down to the utility room, which is plumbed for laundry appliances; a shower room, and a separate WC.

The garage adjoins the property, and is accessed by a garage door on South Street, as well as a door which leads out into the garden beyond. The garden is principally lawned and wraps to the front and side of the property. It is enclosed by a stone wall, and has a stone terrace area for outdoor entertaining overlooking the beach. There is a garden shed, and a gate leading out onto the slipway at the bottom of School Wynd, which leads onto the beach.
