Charming Ground and Garden flat in a highly sought after, peaceful location.
16/1 Lennox Street is a charming ground and garden flat in Edinburgh's sought after West End.
There are well proportioned rooms which are lovely and bright with east and west facing aspects.
Throughout the property there is wonderful period charm including fine cornicing, marble mantelpieces and stripped timber floors. In recent years, the current owners have refurbished the living space on the lower ground floor creating a wonderful open plan kitchen/living/dining room.
The principal accommodation flows from a welcoming reception hall on the ground floor which opens to the wonderfully light west facing, bay windowed drawing room which has a central fireplace and multi fuel stove.
From the hallway broad stairs lead to a half landing, principal bedroom and family bathroom. The spacious principal bedroom has an easterly aspect over the private garden and practical, built in, storage space. On the lower ground floor, to the front, there are two further double bedrooms which are serviced by a shower room.
Completing the accommodation on the lower level, to the rear, is a newly refurbished open plan living space which comprises kitchen, dining and sitting area. The kitchen is of contemporary design with integrated Siemens appliances (oven, microwave and induction hob) which are complemented by marble worktops. Beside the kitchen area there is a multi fuel stove in the centre of the room which provides a lovely focal point and warmth on cooler days.
From the kitchen there is a door which opens to a practical utility room and the garden.
Externally, the fully enclosed and immaculate garden is laid to lawn edged by mature shrubs, trees and plants. There is a patio area, tool shed and boiler room.

The open plan living space is my favourite part of the house. It has a wonderful, contemporary feel to it and there is lovely light and a door to the private garden close by.Ben Fox
