    The land is in two distinct block's the largest surrounding the village of Hanthorpe running to the south and west of the village and the smaller block lying to the east of the hamlet of Stainfield. The larger village of Morton lies one mile to the east and has a convenience shop, post office and public house. The A15 runs through Morton and this provides access to the larger towns of Bourne and Stamford in the south and Grantham to the north.

    The land has good transport links with the A1 lying approximately 11 miles to the west, providing access to the north and south of the UK. Peterborough train station is approximately 20 miles to the south and has regular services to London with fast trains taking 50 minutes.

    Description
    Spa Brackens and Gunberry Hill Farm is a productive arable farm that includes an area of woodland let on a long leasehold, a range of farm buildings, and extends to approximately 432.82 acres (175.17 hectares). The farm has been run by the outgoing tenant as a traditional arable farm with part of the land being entered into an environmental scheme.

    Farm Buildings
    There are two large grain stores located on the farm. These lie on the edge of Hanthorpe and are accessed directly off Edenham Road. We understand that in total these stores provide approximately 1100 tonnes of storage for combinable crops. They are constructed from a steel frame with cement fibre roofing and cladding with thrust grain walling. There are a mixture of sliding and roller shutter doors.

    There is a large concrete apron to the front of the buildings with access through to the agricultural land. The buildings are connected to mains electricity.

    With the buildings being located on the edge of the village, there could be the possibility of exploring alternative uses subject to securing the necessary planning conditions.

    Land
    The arable land at Spa Brackens and Gunberry Hill Farm extends to approximately 386.26 acres (175.17 hectares) of predominantly Grade 2 and 3 land under the MAFF Provisional Agricultural Land Classification. The land benefits from multiple access points from Edenham Road and Hanthorpe Road, with both of these leading to the A15 in the east.

    The land to the south of Hanthorpe benefits from a well serviced internal track of which part is a public right of way called Clipseygap Lane. In addition there are grass margins that provide access to fields further to the west. The smaller block of land that lies to the east of the hamlet of Stainfield benefits from roadside access to all fields. All the land is bounded and divided by hedgerows and ditches.

    The fields are of a good size, fairly regular in shape and suitable for modern farming practices. A small proportion of the land is down to temporary pasture and has been used by the outgoing tenant for the production of hay.

    The soil survey of England of and Wales records the soils as being from three soil series predominantly Aswarby, Curdridge and a small proportion of Denchworth. The Aswarby soil series are predominantly shallow permeable calcareous fine loamy soils over limestone, Curdridge are described as deep stoneless permeable coarse loamy soils and Denchworth defined as seasonally waterlogged clayey soils with similar fine loamy over clayey soils.

    All the soil series are suitable for the growing of cereals, with Aswarby and Curdridge suitable for growing potatoes and sugar beet. The land has predominantly been farmed with a traditional combinable rotation.

    Woodland
    Nab wood (coloured green) is let on a long term tenancy to the Minister of Agriculture Fisheries and Food. We understand the woodland forms part of the estate of the Forestry Commission and extends to about 32.43 acres (13.12hectares). The lease commenced on 7th April 1957 for a term of 999 years with a peppercorn rent payable each year. The sale of the land will include the freehold of the woodland.
