Built approximately 250 years ago, this stone and brick property was completely renovated in 2005/2006 by the current owner. The house sits on the top of a small hill and is surrounded by lawns and the terraces are covered with 150 olive trees. With a 360 degree view, no less than seven Tuscan hill towns can be seen from the house, with views over olive groves and vineyards toward distant hills, valleys and mountains. The property resides within a large and noble old estate that is farmed in accordance with biological production methods. With potential for further development, the whole estate would make an ideal abode for anyone who loves both contemporary design and Italian heritage.

This gorgeous property is super light inside due to a total of 40 large windows and 10 French doors; all double-glazed, with tropical hardwood surrounds and hi-tech infra-red reflective glass to maintain a cool interior. All the windows and doors on the ground floor and all bedrooms have painted, solid wood shutters and all windows have integral mosquito screens and most have Venetian blinds (tropical hardwood). The house and pool are surrounded by extensive lawns irrigated by the two artesian wells belonging to the estate. There is a mains water supply to the house.

The ground floor comprises an 'T' shaped open-plan kitchen, lounge, bar and dining area that measures approximately 140 square metres. The kitchen and bar are of a classic modern design by "Effeti" of Firenze. In addition there is a beautiful entrance hall, a ground floor bedroom with en suite, a study, a laundry, WC with shower and a storage area. With travertine flooring from Tivoli throughout, there is under floor heating and every room has individual thermostatic control. The house is supplied with a 16 KW three-phase supply of electricity with over 200 electrical points throughout the house.

The stairs lead to the first floor where there is a large open plan lounge with a height reaching 8m, that runs from one side of the building to the other. With a recessed fireplace, this area provides access to the four double aspect bedrooms, which all have en suite bathrooms. The sanitary ware in the bathrooms is by Phillipe Stark and the tub in the main bedroom by Matheus Thun.

A glass encased stairway leads to the galleried tower. There is a home cinema with a 4m x 4m screen attached to one of the beams that supports the gallery and here is also a small, insulated hatch into the chimney breast that is used by the current owner for smoking meat and poultry.

The house and surrounding lands are in a protected zone and the 1.2 hectares of land is completely enclosed by a 650m stone wall. There are two separate entrances with electronically controlled gates and a video entry system. As well as the olive trees, there is a well maintained vegetable garden, an orchard and several areas planted with saffron. One of the three outbuildings has been converted into a fully equipped summer kitchen, a charming rose covered building just outside the main house, with A/C and heating.

Podere San Carlo is within 10 minutes of the exit for the A1 motorway and ideally located, being approximately halfway between Rome and Florence and halfway between Siena and Perugia. Only 5–10 minutes from a variety of shops, supermarkets and other amenities, it is located along a road that is private to four additional houses and is easily accessible.
