A pair of Impressive architect designed timber lodges in an idyllic setting, with outstanding views across the Washburn Valley.
These impressive timber framed lodges have been designed and built by a local architectural practice, who wanted to create low impact buildings which took full advantage of the fabulous setting in one of the regions most picturesque valleys.
The buildings are clad with Siberian larch, packed with insulation and topped with a reconstructed Cotswold stone, which reflects many of the local period buildings in the area. Large expanses of glazing flood the rooms with light and views which are impressive which ever way you look.
On each of the ground floors there is a double-height entrance, a shower room, two bedrooms and a large open-plan living area incorporating a stylish fully fitted kitchen, sitting and dining area finished with striking oak flooring and warmed by a wood-burning stove. On the first floor is a generous principal suite with a decked balcony and spectacular views, a large bathroom and a laundry room. Outside, there is a decked verandah with a hot tub providing the perfect vantage point to sit and enjoy the surrounding countryside.
The properties are approached via a sweeping gravel drive which arrives at the parking areas to the rear of the lodges. On either side and to the south are undulating lawned gardens extending to a naturally filled pond framed by white willows and silver birches from which the lodges take their names. Each lodge stands in approximately one acre of gardens and grounds.
Whilst the last financial year of trading was affected by the various restrictions imposed during the pandemic, in the first year the lodges turned over around £110,000 and the 2021/22 accounts are currently showing a healthy increase in gross revenue of around £130,000 .
Early forward projections indicate gross takings of £164,000 for the 21-22 tax year.
