    About this property

    • Forming part of a small luxury development of four houses, Lapwing House is an impressive house with large garden and garage.

This contemporary property showcases excellent eco-credentials with a score of 117 equalling an A EPC rating. The property is constructed with ICF (insulated concrete form) which with the triple glazed windows creates a super airtight home that retains the heat it generates. This along with the mechanical ventilation and heat recovery system, means the actual heating requirement is very low as this recycles up to 86% of the heat already in the home. Designed to generate the same amount of electricity that will be consumed on an annual basis, the solar panels help reduce your energy bills (based on normal usage and weather conditions). The ground source heat pump runs the UfH and domestic Hot Water for the home. Solar panels on the roof are designed to produce the same quantity of electricity consumed by the Ground Source Heat Pump giving net zero for heating and hot water needs.

Upon entering the property, you are greeted by a spacious and bright hallway, leading to a modern kitchen, equipped with state-of-the-art appliances, ample storage space and bi-fold doors open to the garden. The adjoining dining area and sitting room provide a seamless flow, creating an ideal space for entertaining guests or enjoying quality family time. Continuing through the ground floor there is a separate study, utility room and guest WC.

The first floor comprises four bedrooms, all flooded with natural light, offering a peaceful retreat for family members or guests. The principal bedroom and bedroom two both boast an en-suite bathroom. The remaining bedrooms are served by the house bathroom.

Externally the sizeable garden is equally as impressive as the house, thoughtfully landscaped with a large lawn. Plenty of parking is afforded by the driveway and generous double garage.
