The leasehold properties have been operated under the Roko brand and generate trading revenue from memberships, concessions, day nurseries, beauty treatment rooms, swimming lessons, personal training and studio hire. The health clubs have been operated successfully as individual venues and could be operated as independent enterprises, or integrated into existing health and fitness groups where geographical opportunities allow, or where operating synergies arise. Alternatively, the four sites could be purchased as a group to form the basis of a new independent group operation. Each club comprises a fully equipped operational entity but also offers significant potential for enhancement with strategic capital investment, which would unlock substantial income and capital value.

  • The Roko Health Clubs portfolio comprises four high quality purpose built assets all of which were developed to a good standard between 16 and 23 years ago. The original development was undertaken by the Civil Service Sports Council (‘CSSC’) a leading organisation promoting sports, health and well-being within the UK public sector. Following development of the health and fitness clubs, CSSC granted a long lease over the clubs to an independent company Roko Health Clubs Limited which operates the business on a commercial basis. Whilst there remains an historical connection between the entities, CSSC has no direct involvement in the business other than through the lease agreements.
  • CSSC operates a separate sports and leisure membership which provides preferential terms for CSSC members at Roko health and fitness clubs. These benefits principally comprise a 25% discount on membership fees and exemption from joining fees. The current CSSC related membership is however limited, comprising 352 members as at 30 April 2024 across all four clubs.
  • Existing franchised or licensed operations at each site offer the opportunity for a new owner to restructure some operations under direct control when existing agreements expire, to enhance direct income and operating profit.
  • The group demonstrates excellent staff and membership retention rates and has made a strong recovery since the Covid pandemic, with membership numbers and revenue increasing steadily towards the 2019 pre-pandemic level which is expected to be exceeded by some of the clubs in the next 12 to 24 months. Growth in members during 2023 will be reflected in forecast trading performance for the current year ending 31 December 2024.
