    About this property

    • 170 Bradford Road is a beautiful Grade II listed family home. Completed in 1853, the limestone ashlar-faced row is adorned with dropped drip moulds and bull-nose sills, while Bath stone fireplaces and original sash windows characterise the interior spaces.

The property is entered into a practical and welcoming entrance hall. On this level, at the front of the house, is the sitting room. Natural light fills the room, streaming through an original twelve-pane sash window fitted with timber shutters. The room is arranged around a Victorian cast-iron fireplace, which has a white-painted stone surround, a timber mantel, and striking deep-red ceramic tiles.

Towards the rear of this level, there are two bedrooms, with views over the mature gardens. Additionally, there's a convenient shower room and a well-placed WC.

On the garden level, to the front of the property is another reception room, across the hallway from the reception room is a study with a flagstone floor and an internal sash window that opens to the hallway.

At the rear of the property is a spacious and well-appointed kitchen and dining room, where another Bath stone fireplace is elegantly embedded in a row of dark-painted cabinetry lining the walls. The kitchen has a six-ring gas Rangemaster and a sink beneath a large 12-pane sash window, as well as access to the conservatory and garden beyond.

On the top floor of the house, two additional double bedrooms. Accompanying these bedrooms, there is a well-appointed bathroom.

      Annex

Towards the end of the garden, and discreetly tucked away is a wonderfully private detached annexe. Accessible from the lane at the back of the house, it has a kitchenette, a comfortable living area, a bedroom, and a bathroom. This additional space provides flexibility and privacy, making it an ideal spot for guests or a home office. As an added benefit there is off-street parking for two cars.

      Externally

A beautiful terrace garden leads directly from the conservatory, surrounded by a delightful border of various plantings and flowers, including an apple and a fig tree.

I really love the position of the house and having the annex is a real bonus

    Local information

    • Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools.
