About this property

  • These wonderfully spacious two-bedroom apartment on Barnsbury Square have been exquisitely realised in the recent redevelopment of a former bookbinding workshop. A blended palette of smooth wood and quartz paired with rough graphite and brush brass fittings establish a richly layered finish in both apartments. Wide warehouse windows and deep skylights cast beautiful, ever-changing shadows throughout each apartment as the sun tracks across the building. The restaurants, cafes, and independent shops of Highbury and Angel are a short walk away.

    The Development
This wonderful collection of four apartments is set across the ground floor of a former bookbinder's workshop. The apartments each have different configurations, but they are united by the quality of light and materials that run throughout. There are two one-bedroom apartments and two two-bedroom apartments currently for sale. All have access to a courtyard garden or a balcony. Please see the floorplans for more detailed information.

    The Tour
These two larger apartments are set at the rear of the building. Deep skylights and aluminium-framed windows draw light throughout the plans. Though varying in size and configuration, the two apartments share an immaculate finish.

Each apartment is centred around a large open-plan kitchen, living and dining space. In both, textured graphite kitchen cupboards are topped with sleek quartz and glazed tile splashbacks, adding depth and variety to the space. Kitchen islands provide sociable congregating points beneath elegant wooden pendant lights.

Distinct dining and seating areas have been designed into the apartments within the flowing layout of the central living rooms. In one of the apartments beautiful Crittall-style doors open to secluded courtyard with climbing ivy, perfect for enjoying a morning coffee.

The two double bedrooms in both apartments sit at the back of the plan, with dappled light pouring in through their large windows that frame leafy treetop views of neighbouring gardens. These are generously proportioned rooms with beautifully crafted wooden built-in wardrobes. Each apartment has two bathrooms, one en suite and a separate family bathroom off the hallway. Rich glazed tiles are accompanied by terrazzo details, brush brass orb lamps, and plenty of built-in storage.

Storage has been prioritised throughout the scheme. There are deep coat cupboards beside the entrance in each apartment, along with a sizeable utility room and more internal storage cupboards throughout. There is secure bike storage outside the building.

Local information

  • Barnsbury Square is in the heart of the Barnsbury Conservation Area, with an attractive, well-maintained central garden. The square was the site of a medieval grange, known as Barnsbury Manor, which belonged to the Canons of St Paul's. In the early 19th century, the surrounding lands were parcelled and developed by a variety of builders into squares, streets and crescents. Many of these houses are still wonderfully intact today.
  • The Square
  • The square, as it appears now, was largely developed as part of the Bishop Estate from 1834 onwards. It is now a mixture of preserved Victorian villas and sensitive modern additions. This building is an unusual outlier, having been built in the early 1900s as a bookbinding warehouse on the edge of this iconic garden square. Its architectural language is distinctive and more industrial than its neighbours but shares the same generous proportions.
  • The Area
  • Barnsbury Square is just minutes from the boutiques, cafes and eateries of Upper Street, which is home to an abundance of amenities, from Ottolenghi to Gail's, the Almeida Theatre to The Old Red Lion Theatre & Pub. The charming Compton Arms and the wonderful Union Chapel are a couple of minutes' walk from the house.
  • Islington High Street and the excellent Camden Passage are also close by. The area has excellent gastropubs, including The Drapers Arms and The Albion. Corbin and King's Bellanger is nearby on Islington Green.
  • The much-admired shops and restaurants of Highbury Barn are just north, through the green open space of Highbury Fields – which has tennis courts, a playground and a swimming pool. King's Cross and Coal Drops Yard are also within easy reach.
  • Several quality schools and universities are within easy reach.
  • The area enjoys excellent access to public transport, including several main bus routes to the City and central London. The Victoria Line at Highbury & Islington is a few minutes' walk from the house, and the Northern Line is available at Angel. The Eurostar at King's Cross St Pancras is also easily accessible, as are London's airports.
