A beautiful Grade II* listed early Georgian house set in just under 27 acres of gardens and grounds on the edge of the Test Valley

About this property

  • Rolle House is an exceptionally pretty Grade II* listed country house, dating from about 1718. It was originally built as a charity school and was gifted to the village of East Tytherley by Sarah Rolle. The property was converted into a private house in the 1920s and has had 4 owners since this time.

In recent years it has been the subject of an extensive scheme of restoration and improvement, including, but not limited to, the addition of a magnificent kitchen/breakfast room extension, the conversion of a barn to create two cottages and a new swimming pool and pool house. The house retains many exceptional period features including several original fireplaces, stone flooring, a staircase and doors with leaded casement windows (some with working shutters) to the front façade. Contemporary additions include Lutron lighting, some underfloor heating and an integrated Sonos speaker system together with a new heating and hot water system.

Rolle House sits beautifully within its grounds, screened from the lane by mature trees and hedges. It is approached via a choice of two driveways which lead to a parking and turning area to the side of the house.

The panelled front door opens under a moulded portico into a central reception hall with a stone floor and a working fireplace. On the left hand side is a charming panelled study and on the right hand side, double doors open into a magnificent drawing room, formerly the school room, which runs the full width of the house, with French doors opening onto a south facing terrace. At the end of the room, a further door opens through to an inner reading room/library. A guest cloakroom is accessed from the hall.

A cosy sitting room, again with a working fireplace links the hall with the impressive kitchen/breakfast/family room beyond. The kitchen has an excellent range of hand-painted cabinets with granite worktops, a gas-fired Aga with companion and further integrated appliances. The breakfast area and adjoining living space are beautifully light with French doors opening out to a terrace and the pretty walled garden. A kitchen hall/atrium provides a link to the dining room which is a superb entertaining space, with French doors opening out to the swimming pool garden and with an adjoining back kitchen/utility room. Beyond here, a back hall links to a cloakroom, boot room and a temperature-controlled wine store.

There are six bedrooms laid out over the first and second floors including a superb master suite with a dressing room and bathroom. The dressing room and bathroom have an interesting vaulted ceiling, once part of the double height former school room below. There are two further bedrooms on the first floor, one with an en suite bathroom and two further bathrooms on the first floor. The second floor has particularly generous proportions and provides three further bedrooms, including a large bedroom/playroom and two bathrooms.
