About this property

  • A simple drive by of Blue Cedar Farm would not tell the full story. The front of the house looks to be a normal village house, set back from the road with an in and out driveway. However, a field gate to the side of the house leads to a further drive which takes you past the spacious area of rear garden, and to where the land opens up to paddocks, stabling, further parking and even a second driveway. This is what sets the house out from a normal village house.

The house, constructed in the mid 1970's, has been refurbished by the current custodian, which included re-wiring and re-plumbing throughout, and an effective remodelling of some of the ground floor space. This has created a superb open plan kitchen, dining, living space with an exceptionally light and spacious feel to it. The functional kitchen space includes a large island unit, and a view from the sink over the lawns and to the land beyond, with direct access to the terrace. A double sided woodburner is open to the dining area and living area, the latter being 7.42m long, with a bay window at one end. A wide opening, almost open plan in feel, leads to the triple aspect garden room, a fantastic room with vaulted ceiling and bi-fold doors running almost the entire width of the room opening out to the substantial terrace. Elsewhere on the ground floor is a study, WC and a useful utility room directly off the kitchen, and essential for rural life, which leads into the integral garage, lending itself to conversion for further accommodation.

A central landing on the first floor leads to all four bedrooms. These include a principal bedroom with en suite shower room, a generous room with great views of the grounds. Both the en suite and family bathroom have been upgraded and are well appointed.

    Outside
A major contributor to the lifestyle of Blue Cedar Farm is the extent of land it enjoys, within the village environment. With just over 3.5 acres of land, there is an abundance of opportunity to tailor the space to personal interests and uses.

The front of the house is set back, with a brick weave ‘in and out' drive, with lawned area and an inevitable and rather fine blue cedar tree. The majority of the gardens are behind the house, with a significant terrace, creating an ideal area for outside dining and entertaining with pergola and wooden gazebo as features, and flowerbeds by the house and on the edge of the terrace. An expanse of lawn then stretches away from the houses, with apple tree and raised beds at the far end.

Along one side of the house and gardens, the drive continues, up to a yard with plenty of parking and turning space, and footings for outbuildings to be created. The land is currently arranged for equestrian use, including an all-weather manege and a purpose built stable yard with three loose boxes, tack room and large store room all opening to the concrete yard, with a south facing position. Post and railed paddocks are to the north and east of the stable yard. Both the stables and manege can be seen from the terrace and house, allowing for children to be spending time with their animals yet in full view of the house.

A second driveway provides a further entrance from the highway, so that heavier vehicles, if required, do not have to pass by the house and gardens.

I love the fact you can live a rural life here, with animals and space, yet the city is just up the road.
